The location cannot be beat, especially if you want the beach and swimming in the Tyrrhenian sea. The free beach (all are not free) is literally right across the street and not crowded. The best restaurants in town are within short walking distance. Host, Marco, was excellent. He was very quickly responsive on WhatsApp. We did self check-in using his video instructions and it went easily and without trouble. Room 2 with a private patio was superb and we took our morning caffe there. See if it is available! Air conditioning worked well, which was essential as it was in the mid-high 90s every day. Ten-minute ride to the airport, and Marco will arrange for your transport at your specified time.
If you are looking for ultra-fancy, this is not for you. It is basic but really nice. Most locals do not speak English, but we enjoyed practicing our Italian (part of why we stayed there). Restaurants will offer a menus in English if you need.

Great location for access to FCO flights the next day.
It’s basic, but that’s fine. But the shower looks like it has never been cleaned and floods. The grime on the shower heads clogs half of the holes, and the mould & mildew was thick and crusty. Mentioned to owner about the shower drain being blocked. Later told me it was ok. It wasn’t.

Great location across the road from the beach and within easy walking distance of Fiumicino town. Most importantly - it was close to the airport. Parking was easy just outside the property. Quaint stone building. Very responsive and helpful host.
Bedding and bed had seen better days but was comfortable. Shower also was good but could have been cleaner. Door lock to room was stiff and could use some WD40!

The bed was very comfortable it was clean and the owner helped me sort out a late check in at 2am after a late flight he also helped book a taxi from the airport for me
The water was cold so we couldn’t shower that morning as I had an early taxi booked and payed for. Also there were no soaps shampoos or gels ect so you have to come prepared
