Spring 2020 the cottage underwent a new interior paint job. Master bedroom floor was replaced and grey vinyl tile installed. The small kitchen is open concept and is well stocked with all your meal planning necessities. Also added in the kitchen was a custom made bar height table with an 84 inch granite top. Great for food prep and enjoying family meals, seats 7. The Living room is comfortable, with lots of natural light and provides a cozy conversation space, neat and is tastefully furnished with all traditional Cape Cod décor. Our cheerful cottage is a great setting to gather as a family to relax and bond, enjoying days at the beach and nights in the screened porch or unwind outdoors on the patio, grilling and dining, while kids play bocce or tether ball in the private fenced yard. Spacious private outdoor shower with changing area. If you like to be on the go this getaway is centrally located to all your desirable Cape Cod Activities. Three blocks away at the community center hosts numerous daily activities for children of all ages, (sports, crafts, movie night, dances, etc.) Sorry no smoking and No Pets. Refresh Body and Soul as you feel your spirit lifted, as you stroll only 500 feet from the cottage to the sandy private beach and water’s edge, while enjoying the breathtaking view of the peaceful Ocean as far as the eye can see. Great place for Spring or Fall guys golf weekend or girls getaway shopping and relaxing. Ideal location and accommodations for guests attending weddings at the Popponesset Inn, just a short drive or 15 minute walk away. This fantastic location is only a eight minute drive to Mashpee Commons which has something for everyone, you can shop till you drop, dine in a variety of eateries or catch a movie on a rainy day. Adjacent to the commons is one of the Capes most Beautiful Catholic Churches, Christ the King. Woods Whole is just a short 20 minute drive to hop a Ferry to the Islands. We enjoyed our stay but we thought the house had air conditioning but it was only in two bedrooms. The third bedroom got warm for a few nights. We also like to cook and were disappointed with the pans, silverware and plates. Overall it was a great vacation and we loved being back in Popponesset after so many years.

We had a great week in Poppy. Martine and Rich were great hosts. Very fun beachy decor throughout the cottage. Great outdoor dining table, fire pit and bocce ball court. Plenty of seating inside for the whole family with TV in the living room and master. Wifi worked very well, we connected multiple devices ( phones, laptops and iPads) without any connectivity issues. Only 2 blocks to the beach & a very doable walk into poppy Marketplace ( half mile). For dinner, coffee and entertainment. The outside shower is a great option. We recommend this cottage in a nice family neighborhood.

We love this area having stayed in the neighborhood before but this is our first time in this property and I hope we can get back. The house and amenities were just as described. The backyard was perfect for our family reunion. I think we had the firepit going everyday. We even lit it once and had breakfast around it! The screen porch was a fun addition for our nighttime card games. Super close to beach. Highly recommend!!!!

My family really enjoyed our time at Martine and Rich's Popponesett home. The location is quite/safe and is great with two younger kids to be able to walk to a private beach from the house. The check in progress was seamless and Martine reached out to make sure we had everything we needed. There was a thoughtful housewarming gift of both practical cleaning products and some sweet treats for my kids. The house was clean and we really enjoyed the outdoor space and screened porch as optional relaxing spaces. Martine was also nice enough to go out of her way to mail back my daughter's ring that she had left behind. We would highly recommend this home.

We had a wonderful vacation with our two children at Rich and Martine’s Home. We loved being able to walk to the beach and the marketplace. Martine was extremely helpful and checked in multiple times to make sure we were taken care of. Would absolutely rent again.

The owners responded very quickly to all my questions. Property is well maintained, clean and very convenient, less than 10 min walk to private beach, and to Mashpee Commons. And it is a fantastic beach! My son left a pair of shorts behind and the owners sent it to my son in college. We would love to go back and stay longer next time.

Martine and Rich have a wonderful home just a short walk from the beach. The hosts we're quick to respond to any questions. The house was clean and really felt like a home away from home. Would absolutely recommend for a cape getaway!

Wedding weekend ! Fantastic time at my daughters wedding at The Popponesset Inn. The weather could have been nicer but the love in the air was wonderful. We had a great weekend on Uncle Henry Road.

As in the past years that we have been fortunate in renting this vacation property from Rich and Martine, we found this sweet home as we had before... Clean, bright, welcoming, cozy and extremely well appointed. The owners go above and beyond to make certain that their visitors are comfortable and provided for. Popponesset has a lot to offer for families as well as couples looking for quality time to spend together. It's a great area for walking, jogging, swimming, boating, fishing, golfing, dining out, shopping, kids activities, and just plain quiet relaxation. Every summer for the past 60 years Popponesset has been a tradition in this family. We have rented at numerous locations and all family members agree that Rich and Martine's home in Popponesset is "awesome!" We are looking forward to our 2017 Popponesset vacation at the Palanza's!

We love 52 Uncle Henry! This was our second year staying here. The cottage (it actually feels more like a house)is so bright and clean with great nautical decorations throughout. It is a great place for kids with the bocce court, ladder ball, tether ball and fire pit in the backyard. The outdoor shower is the best! I don't think we used the indoor shower once! Having a washing machine and dryer was a HUGE benefit as well. The best part is it is only a 2 minute walk to the beach. We love this place and would definitely stay here again. We had a wonderful week at the beach. The house was exactly as advertised...nicely furnished (very beachy) and a short walk to a private beach. We loved the outdoor space behind the house (particularly the shower!). The beach was very quiet during the week, but started to get busier over the weekend. We loved that we could walk to the Popponesset Market as well. Martine was very responsive to questions and was always reachable throughout the week. I mentioned when we were booking that we were planning to celebrate my mother-in-law's 60th birthday while we were there and she was so thoughtful that she left a bottle of wine for her with a Happy Birthday label...very thoughtful! We would highly recommend the property and will definitely consider coming back in the future.

The cottage is cute clean and conveniently located. A very short walk to a wonderful beach and to the marketplace. The cottage is clean and well taken care of and has many inside and outside games for the family. We loved spending time in the backyard, playing bocce and enjoying smores at the fire pit. A few of the days we were there were 90 degrees and the house was very warm. The couple of fans were not enough to cool things down at night. Other than that unusual situation, everything was very nice and we would love to return!

The perfect little beach cottage - just as pictured. Martine is just the sweetest! She kept in touch to make sure everything was going well and responded to our needs immediately. We could not have asked for a better experience on our first family trip to Cape Cod. The location was perfect and an easy walk to the beach and marketplace. I would definitely recommend Poppy.

Adorable 3 bedroom spacious clean cottage with every ammentity you can think of! Back yard is super fun with ladder golf,fire pit and more! Kids loved long boarding thru out this beach community as my husband and I enjoyed our morning runs! Can't wait to come back!

What a cute cottage for our girls weekend. Beach was 2 blocks away and we loved the market place that was in walking distance. Another great area of shops was just a ten minute drive!! Loved it!!

Martine's beach home provided us with four days of relaxation and bonding. She was a wonderful host, and immediately addressed our needs and our questions. Her home is cozy and exactly what one would imagine and desire in a beach-side residence. We would love to return and take advantage of the outdoor shower. The home entertained two couples and two children, ages 3 and 9. There were plenty of activities in the home for the kids, and with the help of a telescope we brought with us, we all got to catch a closer glimpse of the pristine skies. By night, it was wonderful to sit on the patio and listen to the wind whirl through the trees. The neighbors are warm and welcoming. I highly recommend Martine and her home!
