Very quiet spot on the island.
Koh lipe is no more what it used to be.
But the accomodation can't help it of course.

The locations is perfect right on sunrise beach. You can walk to walking street in about 15/20 mins or the hotel can give you a ride if you wish. The staff are all wonderful and friendly and go out there way to help you. The room I booked for 3 people was far to small and the upgraded us to a bigger room free of charge which I thought was very nice of them. The breakfast is good. They provide free kayaking and snorkel equipment.
Rooms need upgrading and could be doing with a good clean. My bed sheets were not changed once in my 5 day stay and no refills for tea and coffee. Air conditioning not so good.

.. location right on the beach ..
.. unbeatable view and sunrises from our room # 22 ..
Breakfast was limited and somewhat boring - "same same" every day.
Most deck chairs on the beach were damaged and only partially functional.
Room equipment was pretty much run down.
Staff appeared +/- bored and not really enthusiastic.
