Rooms slightly cold. Aircon on heat setting didn’t help/ work

Clean. Close to schools.
Marketed as a bed and breakfast, but received an email on the day of arrival that no breakfast will be available.
Market as tranquil but next to a vert busy road.
Shows leaked all over bathroom floor even after request to fix it.
Toilet seat broken.
Late arriving guests waking us up on wooden floors.
