The location was very convenient, walking distance to the airport and train station and a few local places to eat and supermarket. Very quiet at night. Bed very comfortable. Large bathroom. Patrizia and her staff were very welcoming and responded promptly to messages. We hired a car during our stay and we were able to park it on the driveway behind the gate without charge. This was very much appreciated.
Breakfast in the room was not as nice as having a communal dining area with a buffet to choose from. Choice more limited and no hot options. However, we enjoyed what we ordered from the choice available.

10 minute walk from the airport. Was perfectly located for us for one night and then 10 minutes walk to the Train station the following morning. Not sure if I would chose it if I was visiting Pisa (we were just passing). Room was super clean and single beds very comfortable. Bathroom was very modern with a great shower. Breakfast was served in your room.
