The location and staff were excellent

Lovely location by the river with ferry jetty for beach straight opposite. Above their restaurant that does lovely food with a discount for stayers. Other restaurants and market stalls all along the river, a lovely spot. Room big enough, ours was only on 1st floor as no lift. Good breakfast.

The location is excellent, the boat that goes to Tavira Island stops right in front of the door. The breakfast included is good.
The rooms we got need a serious refurbishment, specially the toilets.
The breakfast was included but the second day we had to leave early in the morning and there was nobody in the reception to hand it, despite the fact that we had warned them.
The two rooms were communicated but there was a light in the corridor in between which couldn't be switch off. This was especially annoying during the night since the doors had to be kept open because of the kids.
Taking everything into account, the price seems way too high to me. I can't recommend it.
