Location! Right nearby the train station and grand canal ferry. Brilliant for our few short days in Venice.
The room was air conditioned, which made a big difference during our June stay in a heatwave.
Didn’t bother us, but there are stairs and no lift. Also worth noting is that in the comments on the booking.com listing the property has indicated that they will store luggage prior to check in time. The appears to not be the case.

The location is great
The staff was very disorganized and not ready to check me in at 17:00, so I had to leave so I could enjoy Venice while I waited on their reception to return. And there is black mold in the room and in the bathroom. That’s very common in Venice, but you have been warned.

Location was great. Staff friendly and welcoming. Only a few minutes from train station which was great to move on with my journey. Room was OK
I had to use a shared bathroom . Was only across corridor from room which was good but it had NO warm water, so cold shower. No lock on bathroom or toilet door that felt uncomfortable experience. Nobody there for checkout. Overall I didn't think was good value for money , if they fixed those little irritants would give better score
