Well located in the center, and rooms/beds are comfy (equipped with extra pillows). But the rooms do vary quite a bit, so it's a luck of the draw regarding which room you get. We stayed in 4 different rooms during our time in Yerevan. Two of them were spacious, and two were tiny. Two of them (19 & 20) had a bidet in the toilet, and two (10 & 23) did not. One room (19) had a dripping air-con (and for some reason they wouldn't come fix it, and they wouldn't even give us an extra towel to soak up the water all over the table it was dripping on). One room (10) had a window that wouldn't seal all the way, so the wind outside caused a loud whistling noise all night while we were sleeping, LOL. But all of it was manageable enough, and still a fine experience for the price. Breakfast varied every day, some days better than others, but always adequate (they could make it a lot better by providing some fresh Shoti Puri bread). Elina at the reception desk is very nice. The refrigerators were small but sufficient.
This hotel is not ideal if you are driving a car. While they technically do have a small lot allocated for guests, getting in and out of it is extremely challenging, and there is a angry fat man from a neighboring property who yelled at us every time we drove into the courtyard.

The hotel staff at the reception, both the male and female receptionists, were exceptionally friendly, welcoming, and helpful throughout my stay.
The views from the hotel are absolutely stunning, with beautiful panoramas of Mount Ararat and Yerevan.
The pancakes at breakfast were exceptionally delicious! The breakfast hall and terrace are also beautiful, making breakfast even more enjoyable.
The room’s design and furnishings are a bit outdated. However, the room was very clean, had everything I needed, and featured a lovely balcony with a side view of Mount Ararat. The balcony was furnished with a table and chairs, making it a great place to relax.

Very friendly staff. Exceptional cleanliness. Quiet Air conditioning. Coffee tables on the roof top along with charging points. Great panoramic view to see Yerevan and if lucky (weather dependant - fog) a great viewpoint for Ararat mountain.
Fog covering Ararat mountain, but it has nothing to do with the hotel :)

On the positive side, breakfast was decent, the staff were very friendly and helpful, and the location of the property itself is convenient.
However, these positives do not make up for the overall experience. Based on our stay, we simply cannot understand how this property has such a high rating on Booking.com.
This property absolutely does not live up to its Booking.com rating. In our opinion, it deserves no more than 6.5. I strongly recommend not being misled by the high rating, as we were. Thankfully, we only stayed for one night.
First of all, this is not really a hotel in the usual sense of the word. It is located in a narrow passageway inside a high-rise building and occupies three floors (2nd, 14th and 15th). Several rooms open onto the same shared terrace, which means there is very little privacy and a lot of noise.
We had two essential requirements: a safe because we were travelling with important documents, and a refrigerator because we were carrying medication. When we checked in, the safe did not work. We were simply given a key to it, which meant we had to carry the key around with us. The refrigerator also did not work, so eventually they brought us a replacement. On top of that, the balcony door leading to the shared terrace could not be locked, although they eventually fixed it.
Dealing with all these issues took approximately an hour of our time, which was particularly frustrating because we were in a hurry to get to a meeting.
The bathroom had such a strong sewer smell that you could honestly consider entering it wearing a mask. The sink faucet was also loose. The furniture was made of very cheap particleboard, and the soundproofing was terrible, especially from the shared terrace.
To make matters worse, the shared terrace was being washed very early in the morning, creating additional noise and disturbing our sleep.
