Very nice location and garden, kayak available for free are a huge bénéfice, Marco and his boat are always available, breakfast is nice.
Beds are old, air conditioning when "on" in your bedroom or your neighboor one make a massive noise.
You can hear the TV from the bedroom next to you.
Unfortunatly it seem a night club opened nearby, very noisy at night, we had to sleep with earplugs.
