There was no breakfast at this location. It is excellently placed, quick communication with the administration.
If you are looking for a simple, clean, low maintenance place to stay, this is the place.
A few of the beds were breaking/damaged, but the futons were comfortable enough to just sleep in the bed. Everything was clean (my room had no washer/drier) that seemed to work out best (others in our group complained about a smell), since there was already washer/drier downstairs. VERY! convenient.
Self serve, in and out, no one bothers you.... excellent!
Courteous people, prompt replies on the website, no drama check in and check out. I am not sure what else you need in a place, this was fantastic for the price, location, and for our family.
No problem with small children here.
It is not a hotel, so dont except anyone to come clean, change your sheets, replace towels.
once expectations are set and clear, you can enjoy the GREAT price this place has to offer.

Room are spacious. Check in and check out was smooth - all done through email/online. Great quiet location but within walking distance to the centre. The late check-in didn't bother me too much as I read the reviews and plan my day around it. I feel it is reflective of the price. Great value!
Beds are a bit squeaky when you turn during the night.

The room was very clean, cozy, and super comfortable. I also really liked that they provide a washing machine and detergent inside the room, which is very convenient, especially for longer stays. There is also a coin dryer on the first floor for everyone to use. The location is great and very accessible, making it easy to get around Kyoto and visit different places.
The check-in policy was not very flexible. Check-in is only allowed after 5pm, which I personally found quite late. They also didn’t allow early luggage storage. Since it’s a self check-in property with no staff on-site, they said they couldn’t assist with luggage storage. I understand the reason, but it would have been helpful if they could at least provide the entrance password earlier so guests could leave their luggage inside.

The water glass are plastic and low quality,
The bed very nosy you can’t move without waking-up the the others. Pillows & matters are very thins -need the cotons. In other terms, we do not recommend to rent it !
