Located in Balboa Peninsula, this lovely house for $504 per night is a fantastic choice for your next trip. Permit #SLP12995 Our spacious and accommodating 3 bedroom/2 bath vacation home is the perfect set-up for family groups of all ages to enjoy both nearby bay and beach activities. But best of all is the "front and center" position to gaze at gorgeous Newport Harbor views! Here's what you'll find: GROUND LEVEL LIVING/DINING AREA: - Large bayview seating area with 4 plush chairs; - Round dining/game table for 4 - Expansive windows overlooking the front garden and Newport Harbor TV ROOM: - Sofa and twin fold-out loveseat - Upholstered side chair - Streaming cable TV - Open to adjacent kitchen KITCHEN: - Breakfast table w/ seating for 4 - Fully stocked with dishes, utensils, cookware, bakeware - All major appliances; small appliances - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (coffee filters, napkins, plastic wrap, etc.) BEDROOM #1: - Queen bed; ceiling fan HALLWAY BATHROOM: - Step-in shower MUD ROOM: - Side entry door to rear patio - Counters and storage cabinets (most are owner use only) EXIT DOORWAY TO REAR GARAGE & LAUNDRY/UTILITY ROOM UPPER LEVEL: BEDROOM #2: - Queen Bed PRIMARY BEDROOM (#3): - King Bed; streaming cable TV; sitting area; gas log fireplace; private balcony w/ gorgeous bay views; en suite bathroom EXTRA SLEEPING ACCOMMODATIONS: To fulfill the maximum occupancy, 1 twin trifold floor mat (best suited for children) along with extra linens/pillows are provided. OUTDOOR LIVING: - Ground level front garden patio w/ chair seating to enjoy bay view - Back patio (shared with unit B) with small outdoor table w/ seating; gas BBQ ALSO INCLUDED: - Wifi - tower fans; heating - 4 low-profile beach chairs - hair dryer; iron/ironing board - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 2-4 rolls toilet paper; 1 paper towel roll (guests must supply additional amounts, along with personal toiletries/shampoo/conditioner) DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. PARKING: One space in garage; accessed from rear alley. Access door into house. General neighborhood street parking when available. LAUNDRY: Shared laundry facilities located in garage utility room. Guests must provide their own supplies. ALSO: The separate, rear upstairs 1 bedroom/1 bath unit can also be booked simultaneously, when available, to provide additional accommodations. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, and portable high chairs, jogger strollers, rollaway twin beds, etc. Contact us for more information! PETS: Pets considered with approval in writing. CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. Great location and views. Walking distance to everything. There is plenty of room to park in front of the home normally (summer may be more difficult) or in the garage. The other half of the garage was the owner's storage. Our larger SUV fit fine. The place was clean but definitely could use a remodel. Vinyl plank flooring or tile vs carpet makes more sense in a rental. The carpet around a toilet is pretty yucky these days. Someone was renting the other portion of the house. We did hear them a few times but it wasn't too big of a deal. The little sandy beach-looking area in front is not a beach for playing or hanging out on it seemed to be the spot where folks walked their dogs to use the potty. If you want to play in the sand you just need to go to the beachside plenty of room over there. Lots of places to eat/shop, and ride the ferry within walking distance. You don't need a car if you do not have one. The two bedrooms upstairs (primary and secondary bedroom) share a shower and a nice big sink/counter space. The primary bedroom has nice sliders and a small deck to enjoy the view with its own separate toilet and vanity space. There is a separate bedroom with its own bathroom/shower on the main level.

Enjoyed the location. The home of course is very very old but it’s comfortable and clean. The stairs going to the second floor are steep and very difficult for senior folks to handle.

Just as advertised with a great view and little neighborhood beach right across the street. My family enjoyed the large kitchen and living room spaces and especially the beach setting which is about 40 foot away from the front door. Decor and layout of house is a bit weird, odd, old lady'ish with beach theme signs ?? but who cares. Property management does good job. Only heads up was all the extra fees on top of the nightly rate. Add about 30% for the upcharges...ouch!!

We just left this property and we absolutely loved it!! If you have any appreciation for vintage beach properties, you have to check this one out. We stay in Newport all the time it usually stay on the beach side. Staying on the bay side was a welcome change !! This house was clean, well stocked, very eccentric, and the property was well maintained. Beachview management company was so easy to work with and very helpful. We would definitely stay here again!!

Very nice stay, comfortable and gorgeous views of the bay! Very quiet and friendly neighborhood. Living room carpet could use some work but minor issue compared to being in a 5 million property. Everything went well. Lots of fees but booked through Vrbo, they suggested going through beach view realty to avoid Vrbo fee. LOTS of rules but it was quiet! Overall gave 5 stars!

We held a family reunion in Newport Beach. It holds a great deal of wonderful family memories. It was everything and more than I hoped for.

This house was a great fit for our family of 6. With a sandy area across the street, the kids were able to play some football and hang out within sight of us. A quick 2 block walk and we were at the ocean (that our kids were experiencing for the first time) and the house was spacious enough that everyone could have their own space to decompress after a day of site seeing.

My siblings and I, a total of 5, stayed here for 4 nights. Our parents use to bring us to this bay beach years ago, 60 years. The accommodations were just fine, although we all brought a roll of tp as a joke, because it stated that we would only get a starter pack, we never had to break into them. Lol We rented the bikes from rental agency, Beachview, which by the way had great communication with us. It is a wonderful area to bike ride.
The only downfalls were maybe the fact that the rental stated no cancellations, and the owner decided to stay in the back unit, until someone moved in. He made his presence clear to us, and that he was the owner. Talking through the kitchen window to my brothers was a bit weird, and he also had to come in to go through upstairs door into the B apartment because he had somehow been locked out. He probably meant no wrong but it was unnerving.
Otherwise our trip and stay was beautiful.

We loved the property although because I am a busy business owner I found a few things that need addressed! And I am not complaining, all ceiling lights, need new led light you will not believe the electric savings and only need replaced about 50 years, the 2 bedrooms without tvs need $400, and an outside landscaping once a month. Plants are killing each other off and once a month would be fine. I am not being petty just suggesting. We had a marvelous time and would come back in a minute. I believe I left my poo pouri in downstairs bath leave for future guest. Thank you again.

Check in was super easy! The house was spotless and the location is perfect especially for small children with the bay being across the street. It made us remember all the reasons we love Newport Beach! Would definitely stay here again!
