Look no further! **Before reading further, please note we have a VERY strict no pet policy. Please do not inquire if you are bringing an animal. No exceptions will be made. We appreciate your understanding.** **Please refer to our rental contract for our cancellation policy.** **Guest is required to sign our rental contract prior to receiving access to the house.** This beautiful home was recently refreshed and is ready for you to enjoy. Located 6 houses from the water (a one minute walk to the water). There is a private patio in front which is perfect for chatting with neighbors on the street. There is a second private courtyard with a large dining table for more intimate gatherings. The interior courtyard also includes a natural gas barbecue and is your exclusive spot for al fresco dining. Upon entering the front door you’ll be greeted by warm hardwood flooring and a large open concept living space. The expansive family room is well appointed with ample seating for all, a flat screen television, DVD player, fireplace, Wi-Fi access for the entire home. Spend a romantic evening cozying up next to the fire or have fun with a family game night. The possibilities are endless! Next to the family room, the formal dining room and kitchen offer a large dining table and bar seating. Outfitted with white cabinetry, tile countertops and stainless-steel appliances this heart of the first floor is an entertainer’s dream. The kitchen has everything you need to make breakfast, lunch and even holiday dinners, and is fully stocked with all of the essentials. The kitchen includes a refrigerator, dishwasher, microwave, gas range, and coffee makers (both traditional and Keurig). Opposite of the kitchen is a bright formal dining area with dutch door leading to the private interior courtyard. Off the kitchen area, there is a main floor bedroom with private bathroom and french doors leading directly to the private interior courtyard. This bedroom has wine storage and a comfortable queen bed. The private bathroom also has a door leading directly outside, so that you can come in from the beach straight to a warm shower! On the second floor you’ll find a spacious master bedroom with a plush King-sized bed, vaulted ceilings flooded with natural light. This dream-like setting will be perfect to wake up to every morning during your stay. Start your day by opening the windows to smell the fresh ocean air and feel the cool ocean breeze. For your entertainment, the master bedroom also contains a smart TV. The en suite bathroom has bright tile flooring, dual vanities, and full bathtub with shower. The second bedroom includes a cozy Queen-sized bed with fresh linens, ample closet space and also has its own en suite bathroom. The third bedroom is outfitted with two twin-sized beds, additional closet space, it’s very own bathroom and is the perfect place for two to get a good night’s sleep. In addition, the upstairs has a centrally located den area with built in desk space and TV. There is a pull out queen sofa. All bedrooms combined, this lovely home sleeps up to ten guests. In addition to the cozy gas fireplace, this home is equipped with central heating for chilly evenings. For your convenience, there is also a full-size Washer and Dryer for any of your laundry needs (complete with the essentials). This home also includes one garage parking spot. This place is adorable. The beds are very comfy and the home is welcoming. We cooked and stayed in most of the time and everything was functional. Great location too.

This home is perfection. Larger than expected and every room is decorated in a clean beachy vibe. Bikes were a big plus. Front patio perfect for the six of us. Neighbors were incredibly nice. The locks were easy and very convenient. Quick note: Someone needs to take trash can out to the alley on trash day. They were overflowing. Thank you for having us. We will be back!

We had a lovely stay at this beautiful home on Balboa Island. The property manager, Jordan, was responsive to what we needed. Beds and bath were clean, comfy and updated. I would definitely stay here again. It is just a few steps to the beach and there were even beach cruisers for us to ride over on the Newport boardwalk. A perfect place!

We really enjoyed the size of the house. The rooms were large and the living and dining rooms could seat a lot of people. The bathrooms were nice. Linens and towels were comfortable and clean.
Suggestions we would like to make:
The kitchen needs a really deep cleaning the drawers, drawer organizers and cupboards had crumbs in them. The is no electrical cover on the outlet by the front door. One of the lights in the stairwell is burned out.
We found dishes, silverware, pots and pans that were not put away clean. It would have been nice to have some plates that could be put in the microwave - the plastic ones cannot.
There was a coffee maker, but no coffee filters. We have stayed in previous properties that supplied aluminum foil, plastic cling wrap, kleenex, napkins, etc. We had to buy all of that. Also useful would have been storage containers with lids (like glass ones).
Jordan was fantastic! He brought us paper towels, a brush to clean the grill, hand towels for the kitchen (there was only one there), and he fixed the TV so we could wash it. He was very friendly and very responsive.
The girls (all teenagers) really enjoyed the bikes. Paddle boards would have been fun to have.
All in all, we love our stay. We would come back again!

This rental was so cozy, it felt like we were house sitting for a friend! There was plenty of space for our party of 10. (2 grandparents, 2 couples, 4 kids) The furnishings were clean and comfortable and the kitchen well equipped. A big plus were the bikes and beach chairs and toys. We enjoyed walking to the local beaches everyday to play or kayak and taking the ferry to the peninsula for bike rides. We recommend Ciao for pizza and Pine Gardens for Chinese, and the Balboa Baking Company for cinnamon rolls. All walking distance. The neighborhood is quiet and parking was not a problem. You will hear airplanes from SNA, but not between 10p-7a. Management stayed in contact to make sure all was well and even sent someone to fix a bike flat for us. This place has all the charm of Balboa, you'll be sorry to leave!

Overall very comfortable. Only concern was no extra sheets for Master...Jordan brought some but the house was set up as though we were staying just a week, not three. No can opener ever found, and some cooking gear not real clean and terribly disorganized. We would come again, but it's more house than we need and a bit pricey as compared to others on the island.

What a perfect home for a friends reunion! The house is beautifully situated on a quiet street, just a short 7 minute walk from the main street (Marine Ave), and four houses in from the walking path that encircles Balboa island. All four bedrooms are neat and clean and nicely appointed. The kitchen is well-equipped. The indoor dining room is nice in winter, as is the indoor gas fireplace, and one can eat outside when it is warm (front porch or to the side of the house, where there is an enclosed small courtyard with table and chairs and nice plants, if more privacy is desired). We used the washer/dryer in the garage, and we loved the 4 bikes, which we used across the ferry along the beach. Never used the tv or cable, but the house has two screens. We would definitely come back to this house again.

We had raised 3 children on the island for about 15 years. We wanted to give our grandchildren the Balboa Island Experience😁 Riding the ferry, riding the Farris wheel at the fun zone, beach time, Balboa bars downtown and best of all trick or treating on the island. We had an amazing time and created wonderful memories.

The upstairs bedrooms and family room were perfect for a family with 3 small children. This house lived up to every expectation! Great size, well stocked, terrific location close to beach, ferry and Marine St. The furnishings were a little more well-loved than the photos indicate. Housekeepers do a great job cleaning but the management company was not able to have the carpets cleaned after the exuberant partyers who proceeded us. Easy to remedy.

We rent on balboa island each summer. We have stayed in many rentals over the years. As my family is growing, with children getting married, it is harder to find larger homes. This was a great house. It had great spaces. The courtyard was wonderful for mealtime together. The 4 bathrooms was the great! We never ran out of hot water with 10 of us showering after a day at the beach. We always bring down bikes and have to rent more but with the 4 at the house we didn’t need to. The location is great. We had a hard time getting into the house initially and we were promptly helped by Jordan. The neighbors were nice. The kitchen has plenty of space but was very disorganized. The living room furniture is in very bad shape. It’s tattered and stained and is uncomfortable. The carpet on the second story is very stained and felt very dirty. As I said we have stayed in over 20 balboa rental homes over the years. This house has great spaces and us in a great location. The extra bikes were great but the overall cleaniness could be improved.

The property was in good condition. My only complaint was the
left over property in all the drawers and cabinets. I straightened some of them. Everything had so much junk around it. Most rentals clear this stuff out.
We were struck with covid so we had to leave early. It was a very expensive short vacay

We recently stayed at this home with a family of five, two adults and three small children. The management company was easy to work with and the house is in a great location. It is right between the island ferry and the Marine Avenue of the island where all the shopping and restaurants are. Easily walkable to both. Beyond that, we felt the house was average. It was disappointing to show up and the first thing you see are four large overflowing trash cans with flies. Either previous guests were very large or it had not been removed in a long time and something you don’t want to have to deal with on vacation. There were a number of other things such as: a majority of the beach gear like umbrellas are broken, the garage is full of sand, the kitchen utensils and equipment is old and the furniture in the living room is torn and stained and so are the carpets. We understand it’s a rental and gets a lot of use, but the house needs updating. Lastly, the house does not have air conditioning and we needed every fan in the house to get air circulation in the afternoon and remove the occasional musty smell. Overall, it was just not a good fit for our family who likes to cook in the kitchen and be comfortable on vacation.

The house was in a lovely location. It was spacious and comfortable. The beach toys, chairs, bikes etc were used and enjoyed than you. It was a friendly island and felt very safe. Amazed at how the traffic on the island gave way to pedestrians. It was quite quiet eveywhere too during the week. Lovely beaches on the peninsula and good coffee shops (Newport Coffee especially) and restaurants (501 Park Avenue Bistro -excellent)(Crockers on the main street good for breakfast).Cycling along the beachfront of Newport and Huntingdon beaches was amazing. The Wedge is well worth a visit. Maybe a visitors book for feedback and recommendations for other guests would be useful. Propery management company were excellent with clear directions to the house and instructions for you on arrival.

This cottage is perfection! It is oozing with charm, like something off the Cape, but perfectly situated a couple of blocks from the Balboa strand. We loved the front porch for having cocktails in the sun, the short walk to town for shopping and lunch and the easy walk to the ferry. All in all a fabulous, spacious home! The management company was also superb!

Family Comfort Zone
Our stay was for a family memorial service. There was indoor and outdoor space for us to gather and reminisce. The house has so many bedrooms with on suite bathrooms providing lots of privacy. There are so many gracious amenities to make you really feel welcome. Easy check-in, accommodating management and great access to the bay, ferry and beach.
