The views, the room (except for the bathroom), good breakfast, public bathroom, direct connection to the metro and airport bus station.
Smelly and outdated bathroom, outdated and poor quality amenities. I didn’t shower once in this smelly bathroom, used the public bath instead. There are only basic amenities and those of poor quality. Cheap tea bags and instant coffee in the room. For going to the public bath there were large slippers and a plastic bag to store your items. All other hotels where I have stayed in Japan (all less than 5-star hotels) offered much bigger variety and good quality amenities, nice baskets and PJ-s or yukatas to go to public bath.

Lobby is very nice and views from room are great. The bed is comfortable
Ok, now for the bad. It’s far from central Tokyo, requiring 2-3 train rides. The hotel room is tiny, and one side of the bed is right up next to the wall, so for two people, one person doesn’t get a nightstand. The bathroom is definitely NOT on par with any 5 star hotel, and honestly probably not on par with 4 star hotels, as it is extremely cramped, with flimsy feeling flooring and a shower/tub combo rather than a walk in shower. The bathroom just feels very cheap/motel like even.
