The Perch at White Sands is a wonderful and airy four-bedroom, three-bath town home with private elevator access, covered two car garage, and 24-hr self check-in with personalized key code and video doorbell. The main level offers comfortable seating in the living area, including a sleeper sofa, sectional, and 85” Sony TV. The multifunctional kitchen has been renovated with a new countertop table that seats 7, along with and extended island that seats 2. New stainless steel KitchenAid appliances modernize the kitchen while providing top rated functionality. Living space can be extended with the spacious outdoor Gulf view main floor balcony with outdoor grill. Also on the main level is a main floor master bedroom with a king bed, 55” TV, and private bay view balcony access. The second level extends your leisure with three additional bedrooms, including the Gulf view master bedroom with a king bed, ensuite double vanity luxury bath, private outdoor gulf view balcony with panoramic views, and private sitting area with a 65” TV. Bedroom 3 offers two relaxing queen beds with deluxe bedding and a 55” Samsung Frame TV. Bedroom 4 is furnished with two twin beds and a 49” Samsung Frame TV. Bedroom 4 shares a guest bath room with the double queen bedroom. The Perch's amenities include onsite outdoor grill, garage, and complimentary wireless internet. Shopping, entertainment, and dining are easily accessible from White Sands town homes. Come and enjoy the shortest walk to the beach and all Pensacola Beach has to offer at The Perch today! We are looking forward to sharing our home with you! Smoking: Smoking is prohibited on the Premises. Any guests that have smoked in the rental property as determined solely by THE PERCH will incur a minimum penalty fee of $150.00. If there is damage caused by smoking, including burns, ash stains, and odor in excess of $150.00, THE PERCH will also charge the repair and /or clean-up in excess of $150.00 to the credit card on file to pay for cleaning or repair. Pets: Pets are not allowed on the Premises. Lessee will incur an additional charge if any evidence of a pet is found on the Premises. Having a pet on the Premises will void the Rental Agreement and therefore the Lessee, the Lessee’s guest(s), visitor(s) or invitee(s) will be subject to eviction and forfeiture of any rental payments. A cleaning and fumigation charge of $250.00 will be charged back to the Lessee. Quiet Time: A quiet time will go into affect after 8:00pm. Internet: Unauthorized downloading, copyright infringement or any misuse of the internet service on the Premises is prohibited. Owner Closets: Each Premises has a locked closet(s) that has personal property of the Owner & THE PERCH. These locked closets are not to be tampered with or entered. The penalty is a minimum charge of $200.00 to the authorized credit card on file with Lessee’s reservation if evidence is found of disturbance/tampering into the Owner closet. Children: For the purposes of this provision, the terms “child” or “children” refer to persons less than eighteen (18) years of age. Lessee agrees that it is Lessee’s responsibility to take any and all necessary precautions to ensure child safety on the Premises during the Rental Terms and reasonable periods before and after the Rental Term. Lessee agrees to keep all children on the Premises under Lessee’s direct supervision. Lessee understands that there is no lifeguard on duty at the Premises. Liability: THE PERCH will not be liable for injuries resulting from any accident that may occur in or on the premises during Lessees occupancy (including guests and visitors). Lessee and visitor(s) and invitee(s) of Lessee agrees to assume any and all responsibility and liability for their own actions, or lack thereof resulting in injury or death on the Premises. Lessee, guest(s), visitor(s) and invitee(s)will not hold the property Owner, THE PERCH, their directors, officers, employees, agents and assigns liable for any personal loss or injury arising from the use of said Premises, including but not limited to exposure to allergens, injury caused by wild animals or insects and/or use of recreational facilities and equipment, barbeque grills, bicycles, or other amenities that may be located at the Premises. The sole remedy for Lessee, guests of Lessee and visitor(s) and invitee(s) of Lessee for injury at the premises, failure to make the Premises available for the Rental Term, or breach of this Rental Agreement, is a refund of the fees paid, which Lessee Lessee, guests of hereby agrees and acknowledges is fair and reasonable. THE PERCH will not be held responsible for acts of theft or vandalism or other damages to the Lessee or guests' personal items left in the unit. Indemnification: Lessee hereby agrees to indemnify, defend and hold harmless the property Owner, THE PERCH, their directors, officers, employees, agents and assigns from any and all costs, attorney’s fees, suits, losses, settlements, judgments, fines, liabilities, damages or claims for damages arising out of or in connection with any damage to the Premises or any injury or death of any person occurring at or near the Premises during the Rental Term caused directly or indirectly by Lessee, or Lessee’s guests, visitors or invitees.

This property was wonderful for my family! The elevator as well as the short distance to the beach was great for my elderly aunt and mother. Great toys and beach chairs and umbrellas made days at the beach very convenient and fun! Bikes were even included! Beds were comfortable and decor is beautiful, light and modern. All electronics and appliances are very up to date and new. A great view of the beach, as well. Highly recommend!

This was such a perfect stay for my family during a family vacation. They really went above and beyond with all the things you could think of needing for the perfect beach vacation, including beach toys, chairs, umbrella, beach cups, cooler, literally anything you need which made our beach days that much better. The house was spectacular as well with a stunning view of the white beaches and water. Will definitely be staying here again if we visit Pensacola again. Thank you!!

Sometimes things don’t appear as they seem, but this one is definitely as good as the listing if not better. Many extras are included such as beach towels, kayak, paddle board, beach chairs, lots of toys for the beach, etc. Very nice place to stay.

This is our second time staying at the Perch and it won't be our last. Our first stay was two years ago and The Perch has only gotten better! The addition of the bikes, beach chairs/umbrellas/tables and cart to transport everything with ease, makes this the best place to stay on the beach. They've recently upgraded the outdoor grill, the pots and pans and added luxury toiletries. The addition of the robes in each room is a total bonus.
The location of the condo on the beach (away from the main area but close enough to the action) is perfection. When you aren't on the beach enjoying the sugar white sand and crystal blue waters, you can enjoy the outdoors from the deck or any of the multiple balconies. Beds are comfy, furniture is in great shape and the condo is updated and modern.

This was our 2nd year in a row to stay at The Perch and we plan an returning again next year. It was perfect for our group of 3 couples. It is beautifully decorated, and the beach gear provided is awesome! Beds are comfy, it’s spotless, kitchen is well appointed, and the beach access is awesome. The only issue we had was the coffee pot is hard to use and the Keurig doesn’t work well at all. It needs to be replaced as it leaked all over the place 2 times in a row so we just put it away. Other than that it was a perfect vacation for us and we are in love with it and can’t wait to return!

We were all so happy with the condo! We had reserved another one several months before. We always stay at the White Sands and need a 4-bedroom with an elevator. My dad is 95 and going up and down too many stairs is hard. My sister-in-law has knee problems and also needs an elevator. About 5 weeks before our scheduled time (Labor Day Weekend) the other one canceled us without any kind of explanation! I was frantic. (Won't be going to that one ever again.) Luckily we found this one. It was a little more expensive but soooo worth it!! The place is wonderful! The elevator only goes to the first level but that was ok. Most of us used the stairs anyway. It looks like it was recently remodeled. Everything was clean; the beds were comfortable; the kitchen was fully equipped. They also provide nice beach chairs, umbrellas and tables, and a cart to take them to the beach. We didn't use most of it because we always take our own and didn't know they were available - but the cart came in handy. They also have bikes. There is a refrigerator in the garage, which comes in handy to keep drinks that you take to the beach. The only minor thing was that the ice-maker in the main refrigerator was not working so we bought bagged ice for drinks at the Tom Thumb down the road. All in all, it is a wonderful place.
I think we have stayed at one time or another in every White Sands condo that is rentable. We even stayed before they were rebuilt to the new hurricane standards. This is by far our favorite. I highly recommend it.

The Perch is beautifully maintained and just steps away from the gorgeous white sands of Pensacola Beach. Our family of 10 was extremely comfortable there. Would definitely recommend The Perch and hoping we can soon return!

Cleanliness: Upon entering the condo you can immediately tell they did a through cleaning. The property looked and smelled clean.
Amenities: Loved the Beekman lotion & soaps they supplied so much, I orders some for my home. The bath towels were plush & good quality.
Kitchen: The kitchen was stocked with everything you could ever need.
Bedrooms: The beds were a dream to sleep in along with the bedding. They even supplied bathrobes.
Furniture: The tan sofa & chairs were clean. There were no stains or discoloration. Again great quality.
Beach: Perfect location. We could literally step outside & walk straight on the beach. They supplied every beach toy you could think of. They have sand toys for the kids, golf, corn haul & bikes. Just to name a few. The cart to carry all the necessities to the beach was an added bonus.
Overall this is an excellent rental. They thought of everything. The only item I wish they would have added were beach towels. I am definitely booking this rental again! This rental made our vacation super fun.

With the beach right out the back door and the top notch beach amenities that include a boardwalk our family felt like we had our own beach! Best VRBO Experience Ever!
Absolutely beautiful condo, perfect location, meticulously appointed with everything you could ever need (even an oyster knife!), plus lots of nice "extras" (bikes, games, high quality beach chairs and umbrellas). We'll definitely return soon! The ONLY three things we would suggest: 1) a better Keurig maker (this one is painfully slow and doesn't have a water reservoir so it takes about 5 mins per cup) 2) The Nest system limits how cool you can make the home to 68 degrees...which is plenty cool for most folks, but when a menopausal wife is a guest, it can be an issue (as I found out!). 3) Beach towels
Again, a wonderful stay at The Perch...we look forward to our next visit sooner than later!

We had a wonderful week at this property. The unit is even more beautiful than the photos. The property manager was very quick to respond to any questions. The information packet that was provided before check in was the best I have ever seen. Very thoughtful and informative. The house was very well equipped. I love to cook and we made all our meals at home. The kitchen had everything needed for prep and cooking. The entire house was well equipped with attention to detail. The beach was quiet, peaceful and beautiful. The location is amazing, secluded yet very close to all amenities. If we return to Pensacola Beach we would definitely book this house again. Thanks to Max and Jenny for a great stay!

Family Getaway
The Perch was everything that was advertised. The townhome was clean, spacious, had spectacular views and the beds were comfortable. The view from the back deck was amazing! If it had been a crowded week, I suppose you would be right on top of neighbor back porch sitting but we got lucky and very few people were there at the time. Although we wouldn’t have minded that. The owner was very responsive and helpful from the booking to our departure day. They had an app that we downloaded for the week just for their unit with very informative information about the place and all of the surroundings, from grocery stores to restaurants, etc. Our family had a great five days at The Perch and we would definitely recommend it!
