Welcome to Paradise! Enjoy ocean views from nearly every room of our 7 BR 3.5 BATH like new home featuring 2 King Suits. Recently remodeled to include an all new Reme-Halo air filtration system that combats Viruses including COVID. Wake up to the spectacular sunrises on the 2nd floor master with a private wrap around balcony, plus double vanity sinks with walk in shower and Jacuzzi tub. Easy 30 second walk out the back door to the beach, yet close to nearby downtown Restaurants and Shopping! Additional features include: 1. Large great room with oversized sectional and 70" 4K HD TV 2. Spacious gourmet kitchen overlooking the Great Room and Dining Area with direct Ocean Views. 3. Loft and bunk room that sleeps 4 is set up for a kids hang out area with (2) 55" 4k HD TV 4. Tiki Bar with refrigerator and gas grill and 32" HD TV 5. 10 adirondack chairs on patio/beach 6. We work very hard to ensure our home is in excellent condition for each guest to experience a relaxing and enjoyable beach vacation. To provide this great experience to each of our guests and to ensure we remain in good standing with our neighbors within our quiet residential neighborhood the following ‘House Rules’ were established and are part of our listing and booking requirements. All House Rules must be followed during your stay, there are no exceptions. Please take a few moments to review the House Rules below to ensure they are a good fit for the purpose of your trip. If for some reason they are not please contact us so we can work with you to find an alternate property that will meet your needs. Our goal is for every guest to have an amazing experience during their time in Cocoa Beach. *Note: There is an 8% penalty for cancellation at any time. Blue Horizon House Rules: 1. All communication must be through the chat feature of the booking platform. 2. NO PETS! The owner's son almost died from an allergic reaction to animal dander. NO PETS!! 3. Guests must be 30 years of age or older to rent this property 4. No parties or spring breakers please – this is a property for those who want to relax-not for wild parties-We are set in a quiet location 5. No events may be held on the property, NONE! 6. Absolutely NO smoking or vaping on property. All guests MUST be non-smokers. 7. This is a quiet family neighborhood and we have quiet time from 10:00pm to 8:00am nightly. 8. Checkout is at 10:00am 9. The number of guests permitted in/on the property are limited to the number disclosed in the reservation at all times. The 14 person limit includes adults, children, and infants. 14 is MAX at all times!! 10. No refunds on reservations cancelled due to a violation of our house rules. SAFETY FIRST: We follow a five-step enhanced cleaning process, which is based on a cleaning handbook that was developed in partnership with experts. Here are a few highlights: * We sanitize high-touch surfaces, down to the doorknob * We use cleaners and disinfectants approved by global health agencies, and we wear protective gear to help prevent cross-contamination * We refer to cleaning checklists to thoroughly clean each room * We provide extra cleaning supplies, so you can clean as you stay * We comply with local laws, including any additional safety or cleaning guidelines *For reservations less than 30 days out we will consider less than a 3 night booking -Self check in -Message us through the App with any questions -You must be 30 years or older to rent this unit -No parties, commercial filming, or events in or on the property -No more than 14 people in or on the property at all times, including children and infants, but limited to the number of guests disclosed on your reservation Uber is available if you are visiting without your own transportation Edit One interesting little note...One of the water faucets are reversed on one of the bath tubs. Hot is on the right and Cold is on the left. BEDROOM DETAILS: -5 traditional bedrooms -1 loft -1 bunk house We have a total of 7 bedrooms, but 2 are not your standard rooms. There are pictures of each of the 5 bedrooms, the loft, and the bunk house. Additionally, the 1st floor King Master suite and two twin beds will easily accommodate our guest who are not able to climb stairs. We are ready for your vacation! You will be emailed a lease addendum that needs to be completed within 48 hours of booking your reservation. ***City of Cocoa Beach*** VACATION RENTAL LEASE ADDENDUM Welcome to the City of Cocoa Beach. You are provided with the information below in order to give you the best opportunity possible to enjoy your stay. Protection of residents and guests Personal safety * Take note of the exits and study the evacuation map provided by the owner. * Find the phone provided onsite for your assistance. If there is an emergency, medical or otherwise, call 911. Maximum occupancy * The maximum number of overnight guests permitted here is stated in your rental agreement. Parking * The maximum number of vehicles permitted on site is provided in your lease agreement. * Vehicle parking is permitted only in the areas designated on the posted sketch. * No parking is allowed on the street or sidewalk. * Do not leave pets unattended in vehicles at any time. Noise * Loud noises, such as car horns, vehicle engines, or music, cannot be excessively loud at any time during the day. * Outdoor music is prohibited between 11:00 PM and 7:00 AM. Driving around the city * The maximum speed limit within most of Cocoa Beach is 35 MPH, please observe all posted speed limits. * The main north/south roadway is SR A1A, also called North Atlantic and South Atlantic Avenues and North Orlando and South Orlando Avenues. * The main east/west roadway into and out of Cocoa Beach is SR 520, also called Cocoa Beach Causeway (East and West). * Do not leave pets unattended in vehicles at any time. Evacuation requirements * If an evacuation order is given, all guests and pets must evacuate. * Do not leave any pets or family members behind. * Notify the Cocoa Beach Police at 321-868-3251, if assistance is needed. Solid waste pickup and guidelines Garbage * Picked up twice a week, either on Monday/Thursday or Tuesday/Friday. * Containers are green topped and rolled to the curb on pickup day by 7:00 AM. * Containers are to be removed from the curb before 7:00 PM. Recycling * Picked up once a week. * Containers are yellow topped and rolled to the curb on pickup day before 7:00 AM. * Containers are to be removed from the curb before 7:00 PM. * Items to be recycled include: o Plastic beverage bottles, soap/detergent containers o Cardboard food cartons, towel dispenser tubes, paper board food boxes, flattened cardboard boxes o Glass bottles and jars, no cookware or ceramics o Paper books, magazines, newspapers, office paper, bags, junk mail Yard waste * Picked up once a week. * Containers are green topped (same as the garbage, do not intermingle). * Bulk waste is only for activities such as tree trimming. Protection of sea turtle nesting areas * Sea turtle nesting season is from March 1 to October 31 each year during the nighttime (dusk to dawn). * For properties next to the beach: o Glass windows and doors are to be covered during nighttime hours or interior lights need to be turned off. o Rear porch lights are to be turned off. * Nighttime lighting is prohibited from illuminating any portion of the beach. * No flashlights are to be used while walking on the beach. * Look out for sea turtle nests and do not disturb nests when walking or enjoying the beach. * If hatchlings are observed, leave them alone and make sure all light sources are extinguished. * If hatchlings are observed heading away from the ocean, call Cocoa Beach Police at 321-868-3251. * Leave nothing on the beach after your visit. *** House Rules Specific To This Vacation Rental *** We strive to provide our guests with the best experience possible during their stay in our one-of-a-kind beach front home. Amazing property, right on the ocean. They have thought of everything… blow dryers in every bathroom, beach towels, outdoor shower, bicycles, coolers, lots of seating inside and outside.

We had a great time at the property. The house was excellent for our extended family, plenty of room for everyone and and easy to get to anywhere on Cocoa Beach. We we're doubly fortunate during our stay as we got to see both a SpaceX rocket launch from the backyard, and twice we had sea turtles come up to the edge of the pathway to lay eggs. Great location and great vibes, I hope we get a chance to return!

House was amazing. Better than the pictures, way more spacious. Lots of room in the kitchen/living room for family activities. Backyard was incredible. Quiet beach with lots of room and privacy. Lots of supplies in the house for daily use. Would easily book this again! 10/10!

We had a great stay at Blue Horizon! Plenty of room for ALL of us! House was well maintained, beds were comfortable. Did not have enough “extra” supplies like trash bags and toilet paper…but that amazing beach access makes up for the extra trip to the store!
