Located in Balboa Peninsula, this lovely house for $1,229 per night is a great option for your next break. This 5 bedroom 5 bath home, exquisitely designed and masterfully constructed, offers a serene, discreet enclave from which to enjoy the shopping, dining and activities of Balboa Peninsula and the Newport Harbor, as well as nearby attractions in Orange County. The ground floor offers two master bedrooms and a third bed and bath, as well as a pool table, video games and multiple large screen TVs. The second floor has a master suite and a fifth bedroom with a bunk bed. In all, the home offers two king sized beds, two queen sized beds and one bunk bed, with a twin and a full. Upstairs, the kitchen and living area are an open space, linked to the upper patio, which creates a inviting venue for events. The upstairs patio is a spacious delight for entertaining, complete with lounge furniture, BBQ range and televisions. There is sufficient parking for three vehicles: two in the garage and one on the carport. Located just a block from the Balboa Island ferry and the Balboa Village, and two blocks from the Balboa Pier, travelers find themselves within easy walking distance of shopping, dining and activities. I would have liked to give a five star, but there are some deficiencies that need to be attended to.
PROS: Great location. Walk to Fun Zone, boat rides, restaurants, pizza, ice cream, pier, park, beach, bike rental. Great area for walking. We fit a small suv and a sedan in the garage and a third suv under the overhang. Don't bring more than three cars or you will have parking struggles, it is a busy and fun part of Newport Beach. Great outdoor deck with fire pits. We brought in the seat cushions when it rained. both upstairs and downstairs have congregating areas. Worked great for ten people. Eleven would be too many people. One bedroom has a bunk that would be fine for smaller kids. TVs everywhere. Fun to watch games and movies.
CONS: They allot one washcloth, handtowel, and bath towel per person and they are thin and have been washed many times. I couldn't wash my hair while we were there because I didn't want to wash all the towels so I could have a second towel to wash my hair and then wash them all again. No beach towels provided. No aluminum foil or saran wrap in drawers. The management makes you log into a portal for the door code, which should really be texted to the occupant at the check in time.

I have stayed in lots of VRBO rentals, and this is one of the best. Great indoor/outdoor living with an unbelievable outdoor and indoor kitchen. Entertainment for the whole family with a pool table and big screen TVs everywhere. Great contemporary decor, comfortable bedrooms, nice bathrooms for everyone. High-end kitchen is really well stocked as well. We will definitely be back!

Beautiful home in a perfect location. Easily handled our group of 10 people, and the outdoor deck/seating area was the perfect way to relax and unwind in the evening. Had an issue with a leaking toilet when we first arrived, but the host was very responsive in getting it fixed in a timely manner. Hope to return soon.

The house was beautiful. Well stocked in the kitchen, the beds were so comfortable. The kitchen had all high end appliances. We enjoyed the beautiful patio so very much, eating breakfast outside was so nice. Can’t wait to go back.

We stayed for a long weekend, and the visit started with no hot water. Property management company did not ever fix the issue and we had to take showers at relatives houses for the weekend.
Then there was the flood. Two of the five bedrooms completely flooded from lack of proper drainage off the decks. The master had a half inch of water on the floor and we spent one day trying to clean up and then washing all our cloths that were in floating by the time we got back and found the flood. The property manager after finding out, asked if we needed "more towels".
They finally send folks over to finish cleaning up after about 6 hours.
Half the TVs did not work.
The sad part was that the location could have been perfect for a great long weekend. We take a trip for a long weekend every month and this was by far the worst place that we have ever stayed since we started using VRBO several years back..

This property was great for our family of 10....4 couples and two toddlers. The separate living areas upstairs, outside and downstairs were really nice for a large group to spread out. We thoroughly enjoyed the outdoor/patio area, and although it needed an extra cleaning before we could use it, the management company was very responsive and the worker did a fantastic job completely cleaning the area. Also, the beds were very comfortable and there was plenty of seating in all the living areas. A couple of details that made this stay a success was 1) the private patio on the second floor, 2) the close proximity to the ferry to Balboa Island. I would recommend this to other larger families or groups.

Awesome property in a perfect location! The home is beautiful and full of amenities. You can spend the day at the beach and the evening enjoying the beautiful weather on the upstairs deck sitting by the fire pit. The upper rear of the home can be completely opened up to enjoy the fresh air as well. Having a garage is a huge plus as well as parking near the beach is always challenging or can add up quickly as everything is metered. If you have kids with you there is a video game table, video consoles, and a pool table to keep them busy when not outdoors. Definitely looking forward to booking this home again

The house is amazing!! Plenty of room and so much fun with the pool table, gorgeous patio and arcade!! Kids left all electronics at home and had an absolute blast!!! We absolutely will be back and have already recommended to friends!!!!!

The place is better in person than in the pictures. They have an arcade machine with all the old-time games like Pacman. We needed a place while we were re-piping our house and this turned out to be the perfect place for our family. Highly recommend it.
