Excellent location at the heart of Gion. Unique interior design with modern and traditional tatami rooms. Kitchen is well stocked. Living room and bathroom floor heated. Open air bath is nice but needs privacy curtain.
Need privacy curtain for open air bath since there is a hotel behind the house now. People who walk up and down the stairs can see the open air bath. No privacy.
Need a small table for the tatami room to put small items or hang clothes. Tatami room balcony glass door needs repair. It rattles when the wind blows.

Location is fantastic. Easy to access, convenient for bus travel in particular. We loved having extra space, the outdoor bath and 2 toilets. The washing machine and dryer were very welcome as was the hot plate kitchen ware. Not having to eat out (although we often did) was convenient.
There is minimal storage (a single wardrobe) no where to keep bags or clothes in second bedroom. There are also literally no hooks for towels or coats.
A warmer welcome would have been lovely.
I would also make mention that when I asked to check in 30-60 mins early I was advised this is possible but for an extra fee of ¥20,000. This felt a little unpleasant when you have already paid a signing six t amount for three nights accomodation.
