Our initial check-in was great. From a visual perspective it was good. Then it started when we sat down at the dining table, and then cushion slipped. There was a huge mess of food, dirt, trash trapped in and under that cushions in the eating area. Later we went to use the stove and oven. We couldn't get it lit. The property manager on duty came down to assist. We were completely out of propane. She did offer to move us to another place, but the kids were already asleep and it was late. There were no additional blankets besides what were on the beds. Those blankets alone were very thin, and it was very cold that night. Property Manager did contact me after we left, and she offered us a free night to return.

Our RV was just as described. It was clean & quiet and had everything we needed. We used it as springboard to Flagstaff and the Grand Canyon. We were very comfortable. Wifi worked well too.

The RV was just as pictured, very nice. The location was incredible and just a short drive down the street from the center of Williams. The RV had everything my family could need and even had little extras like smores kits for sale in the office. We absolutely loved our stay!

Avoid or prepare to adapt. While we arrived during a nationwide heat wave, we could not stay cool. We were able to adapt to the heat by visiting down town Williams and shop hopping. The campsite outside (once cool) was lovely, however the late night drunks were loud and rowdy. 10pm quiet time is not enforced. The straw that broke the camels back for us was the impossible to sleep in mattresses. After the first night I asked the front office if there was anything they could do. I would have to be blind to miss the aggressively advertised "Glamping experience" littered throughout the office and on the clothes worn by the staff. You can imagine my surprise when my complaints of the uncomfortable beds were met with "this is camping, this is what you signed up for". Looking at my bill, I would have to say that this is NOT what I signed up for. I signed up for the luxurious experience that was marketed in the VRBO listing. I signed up for comfort and "hotel-like accommodations". I did not sign up for sleeplessness, numb limbs, and achy skeletons. Needless to say, we will not be coming back.

Staff was friendly and thoughtful, quieter than it would initially appear. Dog Friendly and conveniently located to step out and enjoy the surrounding areas. I can recommend this place.

Didn’t feel like we were in a camper at all. Very modern and well kept. Perfect for our needs.

Overall the property was fine. Was a newer camper, though showed signs of use. The campground itself was more of a dirt parking lot than campground. It was also next to a busy truck stop, highway, and near train tracks so wasn’t a peaceful setting. Was about an hour drive to Grand Canyon, and close to Williams which is a fun little town. If/when we return to the area we would choose a different property.
