This lovely second floor, two bedroom apartment is located in a quiet square only a minutes’ walk from the Cow Gate and the Royal Mile in the heart of Edinburgh’s Historic Old Town close to many of Edinburgh’s most visited tourist attractions and the bustling centre of the Edinburgh Fringe. The attractive second floor apartment freshly decorated and furnished and makes a perfect base for visitors to Edinburgh. The characteristic alleyways of the area also house a fantastic selection of cafes, bars, shops and restaurants. The front door of the apartment opens into a bright hall way, on the right is a very spacious living/dining room with a large bow window overlooking the square. Seating is grouped round the old fireplace and furnished with a comfortable sofa and leather sofa bed, for flexibility of sleeping arrangements. There is a large modern dining table and plenty of seating should you wish to eat at home. The small kitchen is located off the living room and is well equipped with electric oven and hob, fridge freezer, washing machine, dishwasher, toaster, kettle, and plenty of glass ware, china, cutlery and cookware. The main bedroom is furnished with a double bed, two bed side tables and lamps and a chest of drawers. The second bedroom has twin beds, bed side tables, and a wardrobe. A family bathroom with bath and shower over, a toilet and wash hand basin completes the accommodation. This was a charming property with the perfect amount of space for 3 adults. I only had a few issues. There is no air conditioning, which would have been fine if there had been a fan provided but there wasn't. You can not drive into the square so you have to carry luggage from the street up stairs into the square, then the 3 flights up to the apartment. The bed was hard and uncomfortable, this could easily be fixed with a cushy mattress topper.

Everything was good, comfy beds, could use blackout blinds and paper towel and kleenex, but overall a good experience. Anyone with trouble climbing alot stairs may need to try something lower to ground floor. 👍

With being born in Scotland , the apartment was very Central for everything.
I highly recommend this apartment it was very clean and the hosts were great.

This apartment is a great place to stay in Edinburgh. A couple of minutes away from the High Street and still not too loud. It has pretty much everything needed for a nice stay.

A family of 4 traveled to Edinburgh from Hawai’i island to support our island high school’s theatrical performances at the Fringe Festival 2023. This flat was located in the perfect location with access to many venues. Unfortunately, one family member suffered a knee injury en route to our destination making the 3 flights of stairs a bit challenging. We powered through it and the flat provided everything we needed. The only recommendation would be the benefits of a washer/dryer system for laundry. It took days to dry in the flat, and a 6 night stay required quick wash and dry options. Over-all it was a memorable experience with comfortable accomodations.

The space was in a great location and very clean. The only downside was the stairs up to the 3rd floor and hard to find at check in.

It was nice to have a bigger place to stay as a family of 4. The separate rooms that had actual beds rather than a fold out couch for the kids was great. It was spacious enough that we could get away from each other after spending a 5 day bus tour crammed into smaller rooms. The place was bright and clean. Great instructions were left for us. There was a new security gate installed the day we were there, so we didn't have the code for it, but a quick call solved that. They were very responsive and good at communicating. I would recommend this place to stay at while in Edinburgh.

This was the perfect property to serve as base for our family of 4. We spent 3 nights at 419 and loved it. Nice large living area and kitchen. Very clean. 2 bedrooms. Windows that opened to let in breeze. Towels, sheets, a fully stocked kitchen, etc. Plus very close to shops, coffee, Royal Mile, pubs and other places to explore. Would absolutely stay here again when we return to town.

One block off the Royal Mile and easy walk to Waverley Station and all transportation. Suite was well equipped allowing us to cook at home for some meals and do laundry as needed.

Pros and cons -
Pros:
- the lovely, helpful Davide, sorted out our issue in a pragmatic, can do manner - thank you, it meant a lot.
- bright apartment, central location, spacious bedrooms, plenty of wardrobe space, well equipped kitchen.
- good communication prior to our stay.
- the apartment was in a well lit area.
Cons -
- some areas of the apartment are definitely in need of updating or renewing.
- the check in policy is not customer focused.
- the poor service we received when we rang the helpline. The woman who answered our call was rude, unprofessional, unhelpful, belligerent and accused me of trying to blackmail her. The woman (she did not give her name when she answered the phone, nor any professional salutation to open the call, no evidence of professional telephone behaviour at all) should not be in a customer facing role.

Location was great. It started with a little confusion since we start with 1st floor, not ground so took a bit to find our apartment.
The apartment looks like the photos. We were expecting a dryer versus a clothesline but it all worked out fine.

We really loved our stay in this apartment. The instructions on how to find the unit were bang on, which was really helpful since we arrived late in the day. The unit was clean and tidy, and had everything we needed, the book provided on how to work 'stuff' was helpful. The location was great - it was so easy to walk up the 'Close' at either end of the square to get to the Royal Mile. Walking along Cowgate was great too, and provided easy access to the Grassmarket and the Museum. The unit was spacious, so it was really nice to have some room to move around so freely. We were thankful to be able to make our own breakfasts, and we had take-away for dinner one night too, great to relax after walking the cobblestones all day. Thanks for sharing your unit, we really enjoyed having this as our home base for exploring Edinburgh!

Once we'd got our bearings, the flat was easy to find and access. The slope down from the high street is VERY steep, which was no issue for us but might be for others. You really are just a few minutes from the High St, which meant no more than 10 minutes from the Castle/Victoria Street, maybe 20 minutes from Princes St and trams/buses to the airport/zoo. The flat itself was basically equipped; the kitchen had enough crockery etc for 3 of us for a few days. There are other basics there too such as soap, washing up liquid and dishwasher tabs. Oven gloves would be useful, but that might not bother other guests if they eat out every night.
The area that the flat was in was quiet at this time of year, but I imagine in the summer - with windows open - could be different as there's a live music venue just down the road. Bedding and towels provided were clean and comfortable. One thing I will say is that all of the bedroom furniture has seen better days; for this specific reason, I didn't bother unpacking so as not to do battle with the drawers!. Also the bed in the double room could be bigger but that's just a preference, as we kept rolling right into each other in the night!
Overall, the location was so ideal for us and we would be happy to return in the future.

Great location
The flat was great - good location and functionally perfect. Just a short walk (uphill or up stairs) and you are in all the right places for old town. Clean and good amenities. Only watch out is that it wasn’t that quiet as we were there in summer heat wave and it was very warm so with windows open it was loud when people left the bars on cowgate at 4 am.

We loved Edinburgh.
The property met our needs perfectly. The old town was very active with folks from all walks of life. We met wonderful people that lived and worked in the area, folks from abroad, and the public transportation, both buses and trains, was excellent.
