Our property is just minutes from the Frank Erwin Center, the Darrell K Royal Texas Memorial Stadium (home of UT Austin football), and Disch-Falk Field (home of UT Austin baseball). Those attending ACL Festival and the SXSW convention are just a short commute from all of the action. Foodies will enjoy walking to Franklin's BBQ a few blocks away - voted best BBQ in the nation! This is the second year we have stayed at this property land like the open spaces and natural light. The location is great for all of our activities whether at COTA or downtown Austin.

Location: ok. Lots of sirens at night. A bit concerning-wouldn’t walk the neighborhood. Gentrifying, not there yet.
Sofas were old in main floor.
Crumbs on table on our arrival. Floors needed swept.
Upstairs unit very modern. Rest of rooms were dated, some broken fixtures. Curtains didn’t cover windows fully.
For price-it was fine and good for a big group as a place to rest.

From start to finish, this property unfortunately dropped the ball. Knowing the Wi-Fi was out in the house for Super Bowl weekend, the host did nothing to try and fix or make alternative arrangements prior to arriving .
As far as cleanliness, the inside and outside of the house was dirty . The furniture was dirty, with dust everywhere, and there were multiple lights that had dead bulbs in them to make it impossible to see at night.
When trying to resolve the situation, the guest spaces company didn’t help, and only provided a solution for Wi-Fi to go spend money at a bar to resolve . When asked for compensation back for the horrendous weekend, they refused to provide any explanation or any sort of positive customer service experience.
Working in service, I can say this was hands down the worst VRBO experience I’ve had . I understand issues happen, but reluctantly , the property manager did nothing to address.
The icing on the cake, Sunday night , there was gunshots fired less than 200yds from the VRBO, so what we thought was a good part of the neighborhood might be mistaken (not the fault of the manager) so proceed with caution.

Great house for hosting a group
We stayed with our 18 month old, and it was a little stressful because it is a split level house with tile stairs going into the main living area, and then stairs going upstairs, so there was a lot of places where he could get hurt. Also no bathtub so bath time wasn't easy.
That said, the house is PERFECT for a bachelorette weekend - plenty of space, lots of places to congregate, and lots of mirrors / places to do you makeup.

The house is very spacious, comfortably furnished and very clean. It offers lots of privacy for each guest as there are a lot of rooms especially on the first floor. It’s a great place for a family reunion or a group of friends.

Overall a great property for our mixed group of friends and couples. 2 large masters suites, 1 on the 2nd floor including a large private area as a separate retreat, and 2 smaller Queen rooms with a shared bathroom. Massive living area, and outdoor spaces for hanging out. Good overall cleanliness and a kitchen stocked with all the essentials you need. Would definitely look at this property again for a large group meet up!

This house was beautiful and was perfect for the 10 girls we had staying there. It was advertised as being close to downtown and walkable but this was not the case. Everytime we went somewhere we had to Uber and there was no chance of walking

Overall, we had a phenomenal weekend in Austin and can’t wait to go back! The house is close enough to Rainey Street. We got cheap ubers to transport us. If you’re roaming the area... I recommend going down the hill toward Starbucks and shops rather than up the hill toward 7-11.
In regards to the property, the house was clean and spacious. The outside patio, dining room and living room is perfect for entertaining. This house is meant to sleep 8 adults and maybe one or two small kids on a couch futon. The futon is shorter than the length of my body and I am not 5 feet tall. The property could use a few more pillows and towels (but there is a laundry room in the garage closet.) I highly recommend staying here and I would stay here again, but don’t get up charged by the property manger for more than 8 people because it’s not meant for more than 8 adults. Have a blast everyone!

The house was great and perfect for what we were looking for. Really good location and can easily get to downtown Austin in less than 10 minutes. Overall, great experience and would 100% recommend this house to others!

Large house with only 2 tv’s working. Had a tv in guest bedroom that had wires cut. If you preview 3 televisions, they should all work. Had water leak in guest restroom. When I reported the leak, it should have been automatically understood that the cleaning people needed to cleanup the water and take out wet mats which made ceramic floor slippery. If you have lots of open windows which are beautiful, they need to be cleaned. Cushions need to be cleaned under open patio or changed out. Need privacy with more closure for curtains upstairs. Some issues should have been taken care of before the guest arrival date. Because I like the size and comfort of the home, I would rent again.

Great location
This house is in such a great location. It was a short drive to any restaurant or neighborhood we wanted to visit. When we arrived the patio furniture was a little dirty. The property manager did say that they would send someone over to take care of it. The oven wasn’t working during our stay, not a huge deal but it was an inconvenience. Also when we arrived there was some expired perishables in the fridge. Overall it was a good experience.

Awful is an understatement
I stayed at a GuestSpaces property in Austin last month and would have to say it’s the most inhospitable rental home I’ve ever stepped foot in. The sheets had blood stains, their was a gecko in the master bedroom, the bedroom door leading outside was left open, the shower water was cold with zero pressure, the plants were dead, the house was filtrated with roaches, one of the rooms had no lighting, there were no blinds or shutters in the entire home, and their was a security camera on a tree looking straight into the living room. They were disrespectful when we called to let them know of the house. The most awful experience ever. I highly do NOT recommend!!

Waste of Money/Big Disappointment
I definitely wouldn’t rent another property managed by GuestSpaces. Initially we were impressed with the listing that we reviewed on VRBO. However, when we arrived at the rental we were sorely disappointed at first sight. The yard wasn’t manicured, the neighborhood was seedy, and the driveway was hard to navigate. Upon entry, the home smelled dusty. It didn’t appear to have been recently cleaned. Thankfully we brought cleaning supplies and laundry detergent, and immediately began cleaning and washing linens. The inside of the refrigerator had stains from spilled beverages, as well as strands of dark hair. There was a dead plant in the living room, random plastic ware in one of the drawers, and a dirty sponge on the kitchen counter. Two of the secondary bedrooms downstairs were furnished with older furnishings that weren’t nice at all, and the master bedroom shower was hard to adjust. The fixtures were hard to operate making it almost impossible to control the water temperature. The home was dusty with small bugs both alive and dead throughout the entire property. On day 3 of a 4
day stay landscape crews arrived early to pick up tree limbs that had been trimmed the previous day. This felt like an intrusion of privacy considering there were no window treatments to close and block the view from workers looking into the house. The sprinkler heads were broken on several sprinklers. The tv in the main living area was difficult to operate. After spending 2 nights, we decided to cut our trip short. This was a very disappointing experience!

Gorgeous and Cozy Property!
I can’t say enough how wonderful our experience was at this home! The house itself is beautiful and huge, way bigger than we expected. The layout of the house was perfect for our party of 8 and each family member had the space and privacy they needed, as well as the bigger rooms we needed to spend time together. Check in was very easy and we had everything we needed, from towels to dishes. The home felt very secluded and safe and we were able to enjoy our time on the two patios as well. We made great family memories on this trip and we definitely plan to stay here again!

Very nice home
We were a group of 10 and fit very comfortably in this house. It is a very clean and unique home (in a good way)! All rooms are very spacey except for 1 but it still works well for 2 adults to sleep in. The kitchen had everything you could need. There is great dining space that we all fit in but also enjoyed the outside seating as well. The house is located on a busy street and you could hear the traffic from the road all day/night but was not a big deal to us. It is located in a great part of Austin where you can easily get to downtown or major attractions in 5-15mins. We were all very happy with our stay here!

Spacious and beautiful home!
We loved our stay at Parker Palace. It was truly as lovely as pictured on vrbo. Open and expansive living area with great outdoor spaces as well. Some very nice outdoor furniture on the outside patios added to the spaciousness. The kitchen was well equipped with everything we could have needed. There was an espresso machine that we did not use but coffee aficionados would have appreciated it. The location was good and convenient to S Congress as well as a quick jaunt over the bridge to downtown austin. Good parking for our vehicles. Overall an excellent property! I highly recommend this home and we will definitely rent again when back in Austin.

We were highly impressed by the cleanliness of the property. Seemed a little strange that furniture outside still had all the tags attached but were brand new and comfortable. Needs more than four coffee cups for a house that holds 8-10 guests.
