One of the cases when rating an accommodation is truly difficult. On one hand, it seems that the owners have really put their heart into creating a special place meeting their expectations and preferences. There are many nice details, the electronic check-in procedure is convenient, the location fairly quiet and private, the breakfast really good, all equipment new. On the other hand, the single-floor hotel and the popular bar-restaurant to which it is connected have somehow landed in the middle of a block of high apartment houses, and calling a facility "deluxe & spa" based on a single sauna and a jacuzzi seems a little peculiar. I do hope the owners make a profit with this business. Still, I rated it 9 because of the effort (and breakfast). And I would book it again, circumstances permitting.
Considering that people often stay overnight in Szeged because of the border, offering the breakfast a little earlier than 7.30 (or 7.15, like in our case) would be convenient. I also failed to find information on the time of the breakfast on the accommodation's web page.

The staff went above and beyond to make our stay enjoyable, they were very helpful and accommodating. Great location, with only a few minutes walk to the Pick Arena which was the reason I booked it.
Sauna didn’t work. We didn’t have warm water in the shower on the evening of our arrival.

breakfast was good
There was no hot water in the shower. Immagine taking a jacuzzi and having no hot water at the shower. Other guest complaint about this as well. The terrace was not cleaned up, it was very messy from the trees. Room was very small, barely was space to move around with 2 beds inside.
