No breakfast was provided, the accommodation is self catered but a very nice welcome pack was provided on arrival.

Excellent location, nicely decorated and had everything you could need. Beds were very comfortable and the bread and cake welcome was a nice touch.
If you have the chance give the tea room a visit too. It's excellent.
The sofa wasn't the most comfortable. But a very minor dislike. The place was wonderful.

The view form the window was superb, the overall accommodation had everything we needed, and location was great for walking without having to drive anywhere
only drawback was the lack of a place to sit in the sun adjoining the property, though only a short walk to sit by the upper falls
