• Established Urban Denver Neighborhood: Located near the East Colfax corridor. Guests should expect normal roadway activity, city traffic, and neighborhood sounds associated with an urban Denver location.
• Attached Private Garage: Private parking and practical storage with direct indoor access. The overhead garage door is manually operated and does not use an automatic opener or remote clicker.
• Private Entrance + No-Stairs Access: The garden-level configuration provides private access without requiring guests to navigate an interior flight of stairs to enter the residence.
• Onsite Host Property: The owner resides onsite in a separate living environment; the guest residence has its own entrance, attached garage, and completely separate interior living space.
• Property Security: Exterior cameras monitor common outdoor spaces, parking areas, and entrances only with audio/video recording. No devices monitor interior living spaces.
• Shared Yard + Wildlife: Guests have access to a shared residential yard with mature trees. Birds, squirrels, rabbits, and community cats may occasionally be present.
• Independent Check-In + Virtual Tour: Self-check-in, a complimentary virtual walkthrough, emergency contacts, local recommendations, and a detailed House Manual support independent stays. Property office hours are 8:00 AM–4:00 PM Mountain Time, 7 days a week.

The suite does not have central air conditioning. Summer cooling is provided by three Whynter ARC-14S dual-hose portable AC units—one in each bedroom and one in the living room—with ceiling fans in both bedrooms. Winter heating is provided by quiet hydronic radiant heat.

• Biweekly Cleaning & Linen Service Included: For qualifying extended stays, biweekly professional cleaning and fresh linen service are included. Guests handle normal day-to-day housekeeping between visits.
• Starter Household Supplies: Provided at arrival; guests replenish ongoing consumables as needed.
• Property Maintenance: Routine exterior and seasonal maintenance is handled through KFR's property-care system.
• Snow Removal: Seasonal snow-removal procedures and property-specific information are provided through the House Manual.

📋 Property & Layout Considerations
Guests are responsible for reviewing the listing, photos, layout, Community Rules, and Booking Requirements before booking.
• Garage Access: Guests access the residence from 12th Avenue, just east of Yosemite Street, through the attached garage using the same key provided for the residence.
• No In-Person Tours: To protect resident privacy and maintain guest-ready conditions, KFR does not conduct in-person property tours. Virtual tours and additional photos are available before booking.

📅 Stays of 30 Nights or Longer Welcome
This residence welcomes furnished stays of 30 nights or more, subject to availability and reservation requirements.

🔒 Booking Requirements
• Reservation Review: Each reservation is individually reviewed for occupancy, stay purpose, property fit, and alignment with community standards.
• Payment: Required before Secure Onboarding and reservation confirmation. American Express is not accepted.
• Travel Protection: Because all Suite 17B reservations are 30 nights or longer, Travel Interruption/Cancellation Protection covering the full reservation period is required.
• Accidental Damage Protection: A temporary electronic authorization hold of $750 for approved pet stays is processed at payment. This is an authorization hold only—not an upfront cash deposit. For reservations without pets, the standard hold is $500.
• Secure Onboarding: Guests provide government-issued photo IDs for all adult occupants and a signed Residency Agreement within 24 hours.
• Booking Integrity: Reservations must be completed through an approved Kenyan Furnished Rentals booking channel. We are not affiliated with Houzlet or unauthorized third-party listing services.

• Quiet Residential Environment: Loud gatherings, parties, disruptive occupancy, and large event celebrations are not permitted.
• Shared-Space Etiquette: Shared outdoor areas are available for guest use; individual entrances, garages, parking areas, and designated private spaces remain private to their respective residences.
• Children & Visitors: Welcome with close adult supervision within shared property boundaries.
• Pet Supervision: Approved pets must remain supervised outdoors; pet waste must be promptly removed.
• Wildlife: Wildlife and community cats may occasionally be present outdoors. Guests traveling with pets should supervise them in shared outdoor areas.
• Smoking, Vaping & Cannabis: Not permitted inside the residence, garage, or other enclosed areas. Use is limited strictly to the designated outdoor smoking area, with smoking materials disposed of in the provided receptacle.
• Security: Exterior cameras monitor common outdoor spaces, parking areas, and entrances only with audio/video recording. No interior devices monitor living spaces.
• Overnight Occupancy: Unverified overnight guests are not permitted.
