This property is located on the beach side of the road and this particular unit is located on the penthouse floor. While not a penthouse unit, the Diamond Beach 708-Kohinoor is luxury from the front door throughout the unit. The view from the living room, kitchen and primary bedroom are all of the Gulf. The open concept living/dining/kitchen area is suitable for cooking, entertaining and watching the extra large smart flat screen tv in the living area. The living area also has a remote control operated fireplace to set the mood. Guests may login to their own entertainment accounts (Netflix, Hulu, etc) on this smart tv. The queen sleeper sofa is also available for a total of 6 guests in this luxurious property. The second bath features a large soaking tub/shower for a relaxing bath after a long day at the beach. The large primary bedroom with king bed has a unique sliding door system that opens into the living area where guests may enjoy the full view of the Gulf of Mexico. This room also closes off for complete privacy and has an en suite bath with large walk-in shower and vanity area. The primary also features a remote control ceiling fan and television if guests want to take an afternoon nap and watch a movie - cable television and complimentary wifi available. The second bedroom features two twin beds and ceiling fan (no tv in this bedroom) for uninterrupted sleeping. Full-size stackable washer/dryer in this property. This vacation home should accommodate up to 2 vehicles to be parked at the property. Parking at condos is determined by the space available at the property (typically two-car maximum). Carpooling is highly recommended. Vehicles should be parked in the driveway or designated parking space. At no time should any vehicle be parked on lawns, yards or dune. Many HOAs do not allow parking for trailers, RVs, boats, etc. Please contact Ryson with any questions. Resort amenities, including advertised elevators, require maintenance, and from time to time may be unavailable for guest use. Every effort will be made by Ryson to notify the respective HOA. However, please understand, Ryson has no control or authority in completing necessary repairs or routine maintenance. If elevator use is a requirement for any guests during your stay, please contact Ryson prior to booking, and we're happy to go over available options (alternate elevator available on premises or locating a better limited mobility friendly access unit). If guests are interested in floating on the lazy river, Diamond Beach does not supply the tubes, and it highly recommended to purchase prior to arriving on the island, as they at times there may not be enough supplies at local stores to keep up with demand. Elevator is available for adult guest use - helpful for those with limited mobility or to carry up luggage and groceries. Outside/exterior security surveillance is present at this home for the security of the home and our guests. Even if listed as a provided amenities, Ryson is unable to guarantee specific cable package, network or channels or cable and internet signal quality and cable may not be available on all TVs. All reservations require a completed Ryson Rental Agreement, and the agreement holder must be at least 25 years of age to rent this property and provide a valid ID at check-in. Check-in time is 4 pm and check-out time is at 10 am. EXTENDED STAYS Monthly rentals are considered in the off-season - Winter Texans, snowbirds, retirees, corporate stays, medical professionals, university students and plant workers are welcome. Extended stays or monthly rentals require a stay of 30+ nights, and these reservations are tax exempt. This is an immediate savings of 15%! Although most extended stay reservations are between the middle of November through February, extended stays may be considered anytime between Labor Day and Memorial Day.
