The place is amazing in terms of value that it offers - be it the location, the rooms in vintage Portuguese architecture with high ceilings or the service/privacy that you get from the staff here. We absolutely loved our stay here - it’s literally 5 mins away from all the hotspots - Vagator beach/market, Orzan party district, Anjuna as well as Chapora. It can’t get more authentic than this. Their water villas are the best IMO.

The layout is great. More like a little collection of villas and rooms, a pool overlooking the jungle. It’s well built so you won’t hear the neighbours normally. Suuuuuuper clean. The staff are lovely and helpful. It’s at the end of a road so it’s nice and quiet but close to lots of cafes and things.
One room was next to the pool pump so was a bit noisy but they kindly moved our room. As well, the rooms don’t have transparent windows so you can feel a bit shut in, though the rooms are very big inside. As well, they don’t allow you to use any other taxi service except theirs which is of course more expensive. But these are small things and overall we loved our stay there.

lovely property and rooms
the other guests staying at the hotel were playing the loudest music the entire stay (even in the middle of the night) that honestly made the whole hotel shake. these guests treated the hotel like an Airbnb that they had all to themselves and their rubbish music even ruined the pool area. The staff at the hotel seemed surprised when we complained numerous times and didn’t do enough to get the music turned down. It missed the presence of a strong hotel manager.
after that experience we wouldn’t recommend this hotel and definitely wouldn’t stay there again.
