This spacious Suissevale on Winnipesaukee home offers lots of living space with a large sunken living room with 70-inch TV and cathedral ceiling with lots of glass leading out to the deck. There is also an additional living room off the kitchen with TV and access to the deck. The lower level is partially finished and offers a walk-out to the back yard where you will cross the little foot-bridge to cut across to the Suissevale beach which is just across the street. The lower level also offers a functional concrete block shower for rinsing off the sunscreen after a day at the beach plus an additional living space perfect for rousing board or card game in the evening. Back up on the main level, the open concept kitchen/dining room is the perfect place for your vacation-mates to gather around a hearty breakfast to fuel up for your days adventures. There is also a full bath on this level. Imagine your morning cup of coffee sipped out on one of the 3 decks or your evening meal prepared on the gas grill and enjoyed al fresco at the dining table on the larger deck. When the sun has gone down and it's slumber time, head upstairs to find 4 bedrooms and 2 full baths (the master bath boasts a jetted tub). When you wake up refreshed and ready for another day of fun, you won't want for things to do. Suissevale on Winnipesaukee offers a beautiful sand beach with barbecue area and a playground right at the beach - remember, it's just a 2 minute walk from this house! There are also tennis and basketball courts and a second playground at the Clubhouse. You are just a few minutes drive to golf and mini golf, hiking, horseback riding, amazing restaurants and so much more! What are you waiting for? Remember, if you have a larger group, check out our listing 159 which abuts the back yard of this property - both properties will accommodate 15! The fireplace is off limits and can not be used. Parking for 6 cars. PLEASE NOTE: As of 2022, the Suissevale Association no longer allows tenant use of the association beach on Saturdays. Instead, the property owner will provide a beach pass to the nearby State’s Landing Beach for guest use. Parking is available at State’s Landing Beach. Guests are able to enjoy the Suissevale Association beach on all other days during their stay except Saturday. If you would like to rent linens, the fee for this property is $90 for sheets and $12 per person for towels. If you would like to have the beds made for you, the fee is $8 per bed. Please note: Amenities and furnishings can change at any time without notice. At Owner discretion, exterior cameras may be in place now or in the future. Reviewer Comments: Overall quite good, but unhappy the lawn was VERY unmowed (we brought lawn games that were unusable) and kitchen are not the cleanest (floors, old coffee in coffeemaker)

Overall, I do not recommend this vacation rental. Reviewer Comments: I would love to give this home a 10* rating due to the location, however there some seriously areas that need improvement!Pros.....Excellent location across from Suissevale HOA Beach, lots of room our family of 8 from 2 yrs to 70’s! Check in & check out were a breeze. A/C (we knew this going in) and the standing fans in the bedrooms were filthy. More than 1 mattress pad were dirty and old to the point of not staying on the bed. Coverlets looked very old. Sofas in living room covered with dirty stained covers of some sort. Kitchen very functional however quite lacking in bowls, any sort of storage containers etc. CARPETS in bedrooms look to be FAIRLY ? NEW however they are already full of stains. Overall we had a great stay ....that being said we would look elsewhere for our next Lake Winnie rental.

Overall, I recommend this vacation rental. Reviewer Comments: Our experience was very good. The house was well located and outfittedwith necessary kitchen and other household items. When we turned in our evaluation at check out we mentioned a couple of maintenance items: Chair in the dining room, arm broken. water systems slow to produce hot water, thereby wasting lots of water. Windows need to be lubed. Overall maintenance issues, while minor, should be checked.

One downside was no AC. We had a very hot week and it made it very hot in the house and the rooms until evening. We also would have liked having available Kayaks to use. There were tons of them but all owned by others. This could be a nice perk. I would rent this location again for sure, but bring my own portable AC unit from home!

There is so much space for a large family/multi family rental. Quiet area and large yard to use. New back deck was a nice surprise this year.
