The view from the property is amazing and the owner Massimo welcomed us very warmly! Massimo also made sure we enjoyed our stay in his property and provided us with great suggestions whilst on Elba Island, to which we are very thankful. We got to enjoy the Jacuzzi too, which was lovely.

The only major issue was that the property was on the top of a steep hill, which proved a workout to walk up - but the hill then provides a beautiful view so it was definitely worth the climb. We also had to pay extra to use the jacuzzi, this was more down to the listing on booking.com not being clear as to which facilities were provided in our booking (everything was resolved when we arrived).

The view from the property is really beautiful. The area feel very safe and calm, parking is much appreciated. Massimo is a great host, very helpful, friendly and nice. We book this place last minute and Massimo was very accommodating. BUT

I don't really know where to start. We booked the last room "garden room". 1. The patio in front of our room was use as garden storage, busy and messy ... 2. The room was not really nicely decorated and not space-optimized. The corridor leading to our private bathroom had two other closed doors. One of the door was actually glass with a white transparent curtain and we could see other people room! We saw their bed!!! 3. The third problem was the soundproofing ... one of guest had a dog who was barking late at night and early in the morning which woke us up. Overall, we were glad to ave found accommodation last minute, but it was way too expensive for what it is. We paid €140 for 1 night not included breakfast (€14 per person on top) Also, you ave to pay cas at the property or by PayPal. If you pay by PayPal the fees are on you. This place should not be more than half the price we paid for. I am surprise the place has so many good reviews and maybe we didn't have the full experience and best room as we booked last minute. Ps : We did not use the Jacuzzi and did not have breakfast, both looked nice.

no hot water available, was repaired later room was not ready when we arrive, although check-in is as of 2 p.m. and we arrived only at 5 p.m.
