Hotel is a unique experience but only if you’re looking for something very remote and quiet. They seem to intentionally not advertise the fact that the hotel is only accessible by boat, has no wifi, and costs a lot of money to take the boat to get anywhere else. If they properly advertise these things, then they will get the right audience. Instead most guests seemed upset by this.
Onsite breakfast is local and decent, but the rest of the food options are not good.

The treatment of the staff was mediocre at best, doing the bare minimum to have the best stay. Clean and cooking staff were good though.

pros: nice views. nice staff. nice rooms. staff was flexible to let us stay next day since we missed our check in the first day due to confusion with directions. ok for one night but otherwise not much to do since you are basically stuck on a side of a cliff. the hotels boat will take you to the next town for free. but it will cost $60 to get to the main town (Pana).
cons: can only get to by boat. address in another town was confusing and directions not clear. FOOD, very limited pizza/pasta/burger options at 1st world prices. bathroom for the basic room was outside and up a flight of steps. can hear the water splashing all night. the curtains on the windows were sheer and the staff kept passing back and forth (little privacy).
a lot of miscommunication with the manager. we asked for temazcal and nowhere did it say that it costs to use it but we were charged for it. the place didn't seem very organized but it's definitely a cool place to experience.
we much preferred hotel Buenaventura near pana.

Breath taking location and views! We had the staff all to ourselves and it was just perfect! This is a must for anyone visiting lake Atitlán! The chef Antonio is very gifted and serves meals that have a special touch you won’t find anywhere else! A little piece of heaven in Guatemala!

The property is very secluded, the only access is by boat. The hosts were most unhelpful in getting any information about public boat access, because they wanted to sell private, expensive boat rides. There are many unique villages around lake Atitlian, so good and unrestricted access is essential. Alexis would not come and talk to us, everything was communicated with her on WhatsApp. The hosts have very limited knowledge about the area and culture. The property is not a hotel and spa as advertised, at best it’s a few rustic cabinas with limited hot water (and you need hot water because it’s very cold at night) and electricity. There is a bar and a restaurant on the property if you choose not to leave. The local lady that made us breakfast each morning was a sweetheart and very helpful. It’s too bad that the hostess was most unhelpful person there. We still managed to have a good time, we used public transportation boat at a fraction of a cost, although restricted by timing of the first and last boat. If you have a rented car, the towns around the lake are accessible by road. Parking at a local restaurant in a town closest to the property costs 50Q only per day. Do yourself a favour, stay in one of the towns and be free to explore the vibrant culture.

An absolutely magical place situated right above the lake with incredible views of the breathtaking scenery of Lake Atitlan. Every need is curated with the utmost care. The staff were helpful, courteous and responsive. The food, while limited in choices, is marvelous. The stairs are steep and the altitude is high, so I would only recommend for a certain fitness level unless you are staying in one of the suites closest to the water. And also, be aware that in the winter with low sun, the resort receives direct sunshine only for a short period in winter. Notwithstanding, I cannot wait to go back and experience the beautiful magic serenity of this place.

It was a nice place to stay . Beautiful view and the staff was excellent. Is not a good place for people with bad joints , because of the steps to some rooms. But if you have a healthy knee this place is beautiful.

Superb view, gorgeous home, i vould hear the waves going to sleep and waking up. Very hospitable staff, Odilia and Edwin were wonderful. I would return in a heartbeat. Delightful touches like bringing a canoe for me randomly. It felt like a family. You can really relax here.

Amazing location,really pleasant and clean rooms, but the think that makes this such a good place to stay are the staffs, all of the people are incredibly helpful and generous whit there time in advance. thank you for make it our visit incredibly

The first night we arrived they gave us a room up high on the side of the mountain - we had to walk nearly 15 minutes of steps at a steep incline. When we arrived to the room it was good, but musty smelling. It was apparent that no one had stayed there for some time. Towards the evening we discovered multiple enormous brown spiders appearing over the entire room, in the bathroom, entry way, bedroom, etc. We were able to call them and they moved us to a new room down below, which at first made us feel better and then we discovered a scorpion right after they assured us everything was fine. The staff was very nice and attentive and provided amazing meals, but it is clear that the cleaning should include pest control, especially in an area like a lake with lots of nature around. It was incredibly difficult to fully relax or sleep peacefully after that first night since we were constantly paranoid about what we would find in the room, and for the price you pay it isn't worth it if this is a common experience with guests.

Secluded and spectacular low key, meditative vibe. Staff is warm and welcoming in a non-intrusive way. As a carnivore I was skeptical about “giving up” my meat—in fact, it felt like no sacrifice as the meals were delicious and hearty. This place is exactly the getaway that I needed!

Georgie, the property manager, was more helpful than we could have imagined. She graciously spent time helping us plan activities and find tour guides and shuttles around the lake. Danny, and the rest of the kitchen staff, were so kind and made delicious vegetarian food for us. I cannot recommend this place enough!!

We stayed two nights and while we wish we had booked longer, we felt we got the complete experience and will remember this hotel forever. The hotel is just breathtaking with beautiful stonework and grounds. The rooms are lovely and the views just amazing. We had a room a bit higher up, which we loved (the initial walk up seemed long but we quickly got used to it). All rooms have beautiful indoor/outdoor living space. Myra and Hugo were wonderful hosts and were an integral part of the stay. The food was top notch and better than most restaurants we went to during out 10 days in Guatemala. This was a luxury experience. We had no reason to leave the hotel but did pop over to San Antonio (taken by hotel boat driver who is also fabulous). He toured us through the town and brought us into the pottery workshops, which we never would have found on our own. I took out the kayak in the mornings when the lake was calm and it was a highlight of my stay. I do recommend contacting the hotel prior to arrival to arrange boat transport. We just showed up at the Panajachel dock thinking we could get a private boat (which we could have but had to show the driver where it was and at a greater expense than what the hotel offered). We ended up calling and the hotel boat arrived 20 minutes later. Highly recommend!

Kaalpul Atitlan was a unique hotel located on the southeast edge of lake Atitlan. The only way to arrive at the hotel is by boat. We came from San Marcos and the boat was 375Q. From the time we arrived until the moment we left the service was excellent and both the staff and the hosts were very friendly and helpful.
I don’t remember the name of the room we stayed in but it is half way up the hill and not included in the attached photo. The view was awesome and the room was very comfortable and nicely furnished. We especially liked the sliding French doors and the deck although it did not get sun until the afternoon.
Although it is a hotel it might be better to think of it as a retreat as it’s really a 24 hour experience vs a place just to sleep.
One thing you should know is that the place is vegetarian and as it is all inclusive all of your meals will be vegetarian. On the whole the meals were quite good but having vegetable based desserts was a little over the top for my tastes.
If you go out on the kayak make sure you go in the morning as it gets windier as the day goes on making it a lot more work.

A quick call the night before was enough to sort out this problem as the hotel provided a boat to the nearby village of San Antonio. The hotel itself has a spectacular setting with beautiful views of Lake Attitlan. The service was first class with enough support with what we wanted but leaving us alone to enjoy ourselves as well. A good understanding of Spanish is helpful as the staff do not speak English (other than the owners). The food was all included and was very good and we certainly did not go hungry!
We had to pay $20 a night to upgrade our room as we thought we were getting one with a private bathroom but it did not. Despite this, the hotel was great value for money and we loved our stay. The rooms are also around 80 steps up from the dining and bar areas which was OK for us but with the altitude we were out of breath by the time we reached the top. I do not think it would be suitable for anyone with mobility or breathing problems.
The wifi was not the best but it was adequate and was available in our room and in the bar area.

It is a great small hotel with lots of nature around and very peaceful. The staff was very friendly. There its only access is by boat so make sure to plan accordingly.

This is a special place, meaning that it's not for everyone but ideal for others. It is on the side of a cliff and only accessible by boat. The view is wonderful. If hiking up the cliff is a problem be sure to book a lower cabin. There is a kayak and paddleboat available for guests and a dock for swimming. Although the hotel will arrange transport to the towns nearby for sightseeing the main attraction is the opportunity to relax and unwind. There is a sauna and a massage is available. The food, which is included in the price is vegetarian with a little shrimp or fish. The staff was wonderful. To say that they went out of their way to be accommodating would be an understatement. We arrived only to find that we had booked the wrong dates; they could of said "sorry" and kept our money but they managed to improvise satisfactory accommodations. We ate dinner with the head man Hugo, who was the most interesting person there. They turned a disaster into one of the highlights of our trip.

We loved this hotel! You have to park your car in a little town and then they take you by boat to the hotel, as there are no roads. It's built into the cliff, is solar powered and it's beautiful. Our room was fantastic. The people who own/run it are charming and hospitable. The food (three meals a day) was excellent. Highly recommended!

What an amazing experience, from our wonderful hosts Hugo and Mara to the fantastic Thomas, the Mayan Priest that gave me the best massage of my life! You are treated more like family than a hotel guest. I highly recommend this experience to anyone! Oh we must not forget that its one of the best views in the world stitting on a Mayan spiritual mountain!
