This is a very "concept" kind of place, especially for coffee lovers. The gleaming kitchen featured (above all) a high end chemex coffee-making "experience" with a long detailed instruction sheet, carafe, skinny-spouted electric kettle, mini-container of fresh beans, grinder, and filters. I loved making my delicious coffee--but had to go out and buy cream for it--no cream or sugar to be found in the kitchen! But maybe the coffee experience is meant to be a "pure" one--no additives, lol. Bed was comfy, bathroom clean and well-supplied, lots of sitting space in the living area. Lighting was dim, though, but maybe that was part of the "green" concept (low wattage). Location was great for our needs (center city, visiting family). Highly recommend for those who love coffee! (Tea drinkers--BYOB, i.e. bring your own bag).

The Roost is a beautiful hotel located inside of an apartment building. across the street from a very easy parking garage that I reserved through parkwhiz. Everything about the roost was great from the start to finish. I deducted a star because the apple tv connection did not work in room 602, and we also did not have access to P3 - the floor that had access to the roof and to the gym.

This is not a hotel. The people at the desk in the entry hallway (it's not a "lobby" like a hotel would have) are friendly and competent, but more like the front desk at an apartment building. There seems to be only one person on duty at a time. This is more of a corporate apartment for longer stays. For that purpose, it was a good deal for the money.
The elevator lobby is dimly lit and gloomy. Sometimes deliveries for building residents sitting around there in shopping carts.
Is there housekeeping other than between guests? We wouldn't know.
Kitchenette is adequate, but the modern style cabinets are delaminating and the dishwasher was loose in its under cabinet position. Bathroom was large and well-acquitted.
The stylish furniture in the promo pics turns out to be a bit drab and worn in person (tip for the designers of this space: don't have a Danish modern type armchair with light colored fabric in a high usage environment).
The special coffee pour-over set about which much marketing effort seems to have been focused was not ready for prime time, with the scale/timer not working.
Pros: Again, the front desk people are super nice (5 stars for them). Apartment was big and clean, and wifi was OK.
Parking across the street was very convenient. You will pay big city prices for the privilege, but paying for convenience is how things work in a big city.

Overall the property is fine. There is no on sight parking which is a PITA.
Parking across the street (not hotel owned) is $50 per night with no in and out privileges. The parking staff is beyond rude. Do not give them ur keys before unloading the vehicle bc they will drive off with ur car. Its a money machine for the parking garage.
1 1/2 blocks down the street is another parking garage. Rate is $32 per day with no in and out. Friendly courteous service.
Since the hotel has no parking they should have better arrangements with offsite providers.

Loved our stay with ROOST Midtown. Staff was helpful and gracious and rooms were beautiful, clean, and luxurious. They were perfect for our wedding party to get ready in. Would definitely stay here again!

This was my first stay at a Roost property and it did not disappoint. The staff was stellar, property was clean and interior design comfortably modern. The bonus was having a washer and dryer in the unit. Going forward I will seek out a Roost property in the cities I visit. Exceptional property!!

I really enjoyed my stay at Roost Midtown. The location is great and is super close to restaurants and shopping. Also walkable to many of the historical sites in Philly...maybe a mile or a littel more.
The staff were all super nice and made my stay better because of their positive attitudes and willingness to help with anything that I needed! Checking is 4:00 pm (which is pretty late) but they called me at 1:30 pm to let me know my room was ready!
The room was clean, modern and updated, I stayed in a "studio". It had a full kitchen, dining room table and chairs, laundry pair, huge walk in shower and a comfy bed! They even provided coffee beens and a grinder! They have a free bike program which I think is really cool...I just didn't have time to take advantage of that!
Overall, I had a great stay at Roost Midtown! I would highly recommend it!!!

We stayed st Roost Midtown over the weekend during our visit to Philly. The hotel apartment is beautiful,spacious,and complete with everything we need! It’s walking distance to sightseeing places and restaurants too! Highly recommended.

Very nice and clean accommodations. Parking was very expensive and nearly cost as much as the room at $55 per night and no in and out option. Def great for a longterm stay but it was more than sufficient for a weekend getaway

the facility was a condo building, and was nice and spacious and decently decorated, but didn't feel like there was anyone there to take care of hotel stuff. there's a dishwasher but no dishwasher detergent, a washer and dryer but no laundry detergent, a kitchenette but no dish soap or dish towels, the TV and coffee scale didn't work, and while the windows let in decent light they didn't open, and also let in a lot of street noise. overall a fine place to stay given my needs, wish it was cheaper

I will never stay in any other accommodation is when I visit Philadelphia. I am smitten. It really feels like you are home. There is so much room and I love the high ceilings. The building is nice as well. I would not suggest bringing a vehicle however because parking is super duper expensive. Expect to spend $50 a night on parking, and if you take your car out more than that.
However, location is prime. There are plenty of places to shop and dine and bar hop in the neighbourhood. Bed was comfy and loved the shower. Make sure you bring charging devices as there are no USB ports or chargers in the hotel room.

Overall it was okay. The washer smelled moldy and the area is noisy so anyone working night shift...i do not recommend it here unless you are a heavy sleeper

Overall experience was amazing. Staff was kind and helpful. Would only suggest informing guests whom never visited before tips on finding the location and specifics on finding unloading areas suggested parking. The building could be easily missed from the street. Providing a map of the area and suggested places to park and visit would be an abosulte plus!

The lobby of this location had grocery carts in the elevator area, holding groceries or food deliveries coming in? Not aesthetically in line with the decor of what the brand is trying to convey.
Our first room had a dead cockroach on the floor, so they moved us. Our new room had the walls scuffed, I could see staining on our toilet set lid.
We were very disappointed.

In one of the apartments, the shower did not drain! Also the room did not warm up even though I turned the temperature up significantly.

The stay here was incredible. Simple luxury, quiet! Couldn’t hear the traffic or other tenants. Only one short internet outage for a morning. Housekeeping was very accommodating. Close groceries, mall, drug store, and less than 15 minute walk to all the good food!! Two days at pain away Philly, traditional Chinese medicine and massage. Highly recommend.

Love staying at the Roost. This was our first stay at this location and we loved it just as much as the others. Staff is very friendly,helpful and courteous. Rooms are beautifully decorated and spacious. Paid parking is direcrly across the street and they were very accomidating as well. Within walking distance to great shops and restaurants.
