An inexpensive room with what you need. San Juan feels like a classic motel and if thats what you like, its great. Nothing stood out as amazing but there was nothing disgusting either. Slept well on the older beds. Passed on the meager breakfast.

Room was very cold. Main heater didn't work. The one small space heater that was provided wasn't sufficient--and we had to ask for a second heater. Went to bed bundled up.

Would not recommend this hotel. The rooms weren’t clean. We had to change to a second room because of the condition of the first, the TVs didn’t have a signal in either room, and the plumbing was backed up in both. The lady working the front desk was very nice and tried to help by moving us to a third room but it was late and we chose to deal with the room change in the morning. The day, we felt the third room would not be any better, so we decided to leave. It felt like a $40 a night room instead of a $120 per night.

The room was fine, nothing spectacular. We slept all right, so it was comfortable enough. We liked the surrounding area, with the river walk and close proximity to the hot springs; we also were able to easily walk to many places to get food. The WiFi sucked; we never were able to connect, and cell service was bad, too, so don’t plan on streaming anything for entertainment!

We had no heat in the room. -5 degrees outside and no heat. We froze our butts off. Their response in the morning was: oh, he didnt give you a space heater? No breakfast. Not even coffee at 7am. Most certainly will not be staying there again.

While I was sleeping the office had given my room to another customer so at 7 in the morning while I was getting ready people walked into my room so yeah I would not recommend this place I will definitely not be staying here ever again and they need to upgrade the mattresses they felt like they haven’t been changed ever worst stay I’ve ever had in Pagosa by far.

This was the dirtiest motel I have ever stayed in. The room appeared as though it had not been cleaned at all. The sink leaked all over the floor every time it was turned on. We checked in late and could not get ahold of anyone to switch rooms.

I don't like to give bad reviews.... but this place was the dumps. The TV didn't work and the room was unclean. Also one of the beds the springs were totally shot. Probably worst motel I've stayed at :-/
On the bright side ... staff was friendly and breakfast was okay.

There was no heat in the rooms and this place is in the mountains in winter. We slept in the truck and didn't use their facilities. There was no one on the property to report it to as well as the next morning at check out. We tried asking for a refund but the owner has been dodging all attempts. Never again.

Property is in a very good location. Water pipes froze so did not have water for the first day.

Loved that it was a spacious cabin…. We enjoyed our stay over Christmas and it didn’t make us feel like we were in a hotel room

Room was dirty, water did not work in the morning, no coffee or breakfast available even though it was advertised.

This place should be closed down. The poor staff at the office had no heat. We were in #46 Room was bad...bad..bad... mattresses are sketchy, luckily we had our own pillows and blankets. Bathroom was so bad, toilet stopped working and we didnt use shower. We unplugged fridge as it was making a sketchy sound. Only nice thing is location and price... I would never stay again.

Property is undergoing a renovation. There were some issues while we were there but they are being fixed room by room. The staff was very accommodating and helped us with everything we needed. The “continental breakfast” is cereal. But there are fantastic breakfast places very close within walking distance.

Oh where do I start. We had to go buy sheets to throw away to put over the bed. We walked into our room and a workers cleaning gloves with actual crap were in the middle of the floor. This place was utterly disgusting and if I didn't just need it for a quick sleep I would have walked out. Absolutely disgusting.

The young man at the front desk was wonderful and tried to help, but we found ourselves in a tough spot. We booked a cabin: it was absolutely freezing, the gas heater did not heat properly, and the heater put out gas fumes that made us ill. The man at the front desk understood our difficulties and put us in a room in the motel. This room was warm, clean, modest but fine. Apparently the motel is in the midst of remodeling. They have a long way to go, but the property is in a great location and could be very charming.

Only like was Patrick and his dog Naula. If not for him we would have found other accommodations. I've stayed in dozens of hotels and this was the worst. Having space heaters as the only heat source is not only unsafe but I believe illegal. The room smelled moldy and we couldn't open the door without significant force. It also didn't lock properly. Patrick was wonderful and was able to put us in a room with heat. But the whole property needs a total renovation.

Arrival experience was excellent, fast checking and friendly staff. Room was dated and the shower drained slower than ideal but the price was low. Thermostat on wall was inoperable, radiator under window gave some warmth on a cold night. Easy walking to restaurants and bars, very short walk to river and mule deer in parking lot were a bonus!

Looked like a vagrant was in one of the rooms telling me not to park my truck in front of his room? right after the Manager told me to park their. RENOVATION TIME for this place , actually 10 years ago.

Lady at the desk was nice, but the motel itself was not in good shape. Shower never seemed to get warm, and the drain was backed up. Heater kept the room too warm and mysteriously switched to too cold without changing any settings. Fridge wouldn’t stop making noise and the walls were paper thin so you could hear your neighbors every move. Cobwebs (outside) and mold (bathroom) were noticed. Breakfast was a small selection of Walmart brand yogurt, Walmart brand cereal, and clementines that looked old.

We stayed in a family cabin. We only had half of the cabin since there were just two of us, plus our dog, but it was nice to not have anyone in the adjacent room. The cabin was cute and we liked the space between cabins, along with the grassy area between the cabins and Hwy160. The heat worked well, there was plenty of hot water, and the mini fridge kept our drinks and food cold. The beds were not comfortable and the toilet handle was broken, but those were our only two complaints. Oh, and it would have been nice to have a place to dump our trash since they didn't provide room cleaning during our stay. It was only two nights, so no big deal. Overall, we thought it was a decent place for a decent price.

Pricey for an old worker hotel, hasnt been updated in years.

Pagosa Springs is beautiful but for the money this overpriced for a low end motel.

There was nothing negative about the staff but the couple of interactions I had while checking in and checking out, they were indifferent. It is an older property, which is not a problem, but not well maintained. The curtains in the room were falling off the rod and I had finagle to get them to completely close across the window. The toilet would take multiple times to flush properly. The room had a bit of a sickening sweet smell like air freshener had been used to cover up another smell. The bed was decently comfortable. They do have a little fenced-in dog park at the back of the property.
Overall, for the price they charged - rather disappointed.

I was traveling alone and was put in a room in the front center of hotel on the road. No one else was around me. In the middle of the night somebody was screaming outside. Help me, where am I for about 15 minutes
Horrible night

High prices and mediocre accomodations.

Pros: Staff was friendly enough. Convenient location with trail to river and shops/restaurants within walking distance.
Cons: Flooring was swept, but not mopped or vacuumed well. Crumbs and dirt under bed and other pieces of furniture. While no-smoking signs were posted, there must have been smoking allowed in these cabins, at some point. Upon leaving, all of our clothing and luggage that had been stored inside the cabin smelled of cigarette smoke (the scent filled the car upon packing up.)

The room wasn’t ready to check in at 3:15pm, when we opened the room’s door was very stinky, the carpet wasn’t vacuumed, the bathroom wasn’t clean and the toilet wouldn’t flush at the first attempt. Around the sink it was mold that can be taken off with a wipe, the mirror was all splashed, didn’t have towels, the curtains were broken wouldn’t hang properly. Spider webs around the window. Found socks from the previous customer, the breakfast was very limited and kitchen was dirty the tv was constantly unplugging and the volume is very low we couldn’t hear clearly from the bed.

The hotel have a lot roach

The bathroom was falling apart. Tiles coming up and super dirty. There were gaps between the door and frame so you could feel hot/cold air coming through. We got locked out of our room at 10 pm because the key wasn’t working. The people next to us had the same issue.
Whoever owns this motel needs to provide some assistance to the one poor guy doing maintenance, front desk, etc. definitely not fair to him to have to deal with everything alone.

this is a good motel to stay overnight. It is not recommended for several nights due to no internet and issues with tv reception.

Beautiful location, but dumpy motel populated with loud dogs and locals. Very thin walls.
Would not recommend. Staff friendly.
