Clean room. Good communication with owner. My single room included a fridge, aircon and a tv. Shared bathroom right next to me - also very clean. Kettle and coffee/teabags available in the small social space and some plates and cutlery for anyone who needed them. Also, I think there was a microwave.
The property is on a quiet street close to the Borgo Palazzo district. Within comfortable walking distance from the main bus/train station (I don't walk fast and it took me 17 minutes to walk to the station).
Plenty of food places in the vicinity. The area seemed a friendly mix of cultures - lots of Asian, Middle Eastern shops nearby.
The location and the price were the main things that attracted me to this property. I was travelling alone, out most of the day and on a bus to Modena after my two-night stay here.
Also, extremely safe! there's a keyed gate and another keyed entrance door before you get to your room! the area feels more residential than touristy, which I liked.
Directions! I followed Google maps to the letter. And ended up in a dodgy-looking part of town with a field on one side of me, no pavement, and some derelict buildings on the other. Thankfully it was daytime and I didn't feel unsafe, though it was boiling hot and I felt I was walking away from the place rather than towards it. But I kept on going and when I eventually found it, the owner told me that that was not the best way to come and he told me of the best way to get there, along built-up streets, past a supermarket (Gigante) and onto Via G. David and then Via Bartolomeo Bono. At that point its safe to consult Google maps.
It would have been helpful to know that before-hand!
The only other thing that needs attention (and may have by now been fixed) was the shower attachment in the bath. I had two very awkward showers because I just couldn't get it to work. ie couldn't get the flow to come through the hand-held shower attachment. And even if it worked, you'd have to shower sitting in the bath as there is no box/cubicle with shower curtain etc. So whatever you do, you're bound to make a watery mess on the floor!

Schönes, komfortables Zimmer mit Klimaanlage und kleinem Kühlschrank.
Dass das Bad von 2 Gästezimmern gemeinsam genutzt wird, ist unproblematisch.
Von der Unterkunft ist man zu Fuß in circa 20 Minuten im Zentrum der Città Bassa. Auch die Città Alta ist gut erreichbar.
Eine Tramstation ist ca. 5 Minuten entfernt.
Ich bin mit dem Rad auf Tour, eine sichere Abstellmöglichkeit daher essenziell. Diesen Punkt sollte man vorher mit dem Gastgeber abklären, um Stress zu vermeiden. Wir haben eine passable Lösung gefunden. Grazie!

The room was nicely decorated, spacious and bright. It was kept clean.
The location of the B&B is ideal for reaching either the train station or stadium via foot. The road it sits on is quiet and not very busy.
The staff were a nightmare, and the check-in/out process frustrating.
They emailed 3 different times asking for my arrival time despite me replying every single time via the Booking.com answering service, and yet on the day of my arrival they were still unaware of my arrival time. When provided with this arrival time, I was then tasked with contacting a third person, who was 20 minutes late to the appointment (an amount of time I had to wait in a street with no sidewalks with all my luggage).
They tried to give me a different (much smaller) room than the one pictured, and when I complained they were adamant that the mistake was mine but they'd be kind enough to warrant the 'upgrade'. Big red flag.
The house was completely empty and dark, as I was the only resident, and absolutely freezing. The only form of heating was an air-con unit which blew loads of hot hair but did little to warm up the room and almost nothing to warm up the toilet.
I used the (very nice) hot tub to warm up and mid-bath the tub started leaking water on the bathroom floor, covering it in an inch of cold water which I had to dry up myself with the provided towels - safe to say I didn't enjoy that.
The next day, I checked out at 10am as per instructions. I received a call at 8pm with the 'owner' (?) of the flat who wanted to berate me and scold me for 'not turning off the heating' before I left. He blamed me for the fact that he had to pay 'excessive bills' and said it was my fault the property was unattended and heated for so long. I apologised for the mishap and explained I didn't notice the heating was on since I woke up to a cold room and explained I had no idea he wouldn't be back for so many hours.
Despite this, the owner continue to berate me even after my apology and after I stated I was busy working (I was on a work trip) and would hear no reason. Not even sure what the call was for? Baffling.
