With 4 bedrooms and 3.5 bathrooms, the main home provides sleeping arrangements for up to 12 guests per the HOA - the bedding situation allows you to really spread out!  It provides quick access to mulitple WaterColor community pools, Camp WaterColor (geared towards kids), the newly expanded WaterColor Beach Club, and the Boathouse. Arched doorways, multiple couches and a sleeping porch add to the home’s inviting and cozy feel. A expansive covered front porch welcomes guests and is an excellent spot for watching kids play across the street in the lawn! Natural light fills the professionally decorated home. The living room has multiple couches allowing plenty of space for guests to play games and chat around the TV and gas fireplace. Two arched doorways lead to the kitchen and dining area. The kitchen boasts marble countertops, premium stainless-steel appliances, and an open concept floor plan. The eat-in kitchen island has additional seating for 4. The dining table has comfortable banquette seating plus chairs. The main floor has a set of built in twin over twin size bunk beds that add an additional sleeping option. On the second floor, the primary master bedroom has a king size bed, a private bathroom with double sinks and glass shower, and access to a sleeping porch with porch swing. The upstairs laundry unit makes it convenient for guests to wash clothes throughout their stay. Guest access The WaterColor community is the most desirable community on 30A due to its exceptional community amenities. Guests will have inclusive access to the gulf-front WaterColor Beach Club and new Camp WaterColor facilities, in addition to 7 other beautiful swimming pools located throughout the community! The Beach Club is a 3 minute easy walk, making this home a dream to not have to worry about parking! Camp WaterColor is about a 5-minute golf cart ride. The highly sought-after Phase I Park District location of this home cannot be beat! The mature trees and quiet, neighborhood feel is great for kids to play and ride bikes tucked away from busy roads. The WaterColor Beach Club features a huge main pool and lounge area, an 'adults only' pool, additional pool deck with even more lounge seating, and third pool area with zero-entry (perfect for even the littlest kids!). It also has dining service available, and a sunset bar, Costa Chica. All of these amenities have beautiful views of the Gulf! Camp WaterColor is geared towards kids and has its main butterfly pool with monarch slide for older kids, caterpillar pool (zero-entry + children's area with skipper slide for littler kids), lazy lizard pool (zero-entry + lazy river), lifeguards on duty, The Canteen restaurant + bar, basketball court, playing field, and playground. The wristbands for access to all of these wonderful amenities are included in the nightly rate and are no additional charge to the guests. Other things to note Beach chairs through WaterColor Beach Club should be reserved in advance. The Watercolor HOA requires all guests 5 years of age and older to wear provided amenity wristbands to access WaterColor amenities such as community pools and the WaterColor Beach area. In order to receive the proper number of amenity wristbands, you must enter the total number of people in your travel group upon booking. Please bear in mind that the HOA will not be able to provide additional wristbands once you are here. Finally, the WaterColor HOA will charge $50 per wristband to replace any that are lost. This house comes with a maximum of 12 wristbands. Children under 5 are not required to wear a wristband.  There is parking for 2 cars in the driveway, or pads throughout the community. Please note we provide a starter set of supplies such as toilet paper, paper towels, trash bags, dishwasher + laundry pods for your stay Weddings and other similar events are not allowed at this home. Violation of any home rules may result in forfeiture of rental payments and deposits, as well as subject to HOA, community and management fines. Please note nightly minimums are typically longer over weekends and holidays. Check in is 4:00pm & check out is 10:00am. These times are strict and late check out will be subject to another day's rental fees. Smoking is strictly prohibited. Maximum occupancy is enforced. All renters must be over 25 years of age, or if under age 25 must be accompanied by a parent/legal guardian. The golf cart is not to be driven past the town of Seagrove to the East or the town of Grayton Beach to the West. Resolving any issue from the golf cart battery dying because of the renters not charging it will be charged to the renters.
