Exceptionally clean, well equipment (nice small touches like spare tooth brush, razor, etc) and comfortable beds (can be pushed together/apart). Location is great - on a very quiet residential street, but within a few minutes you hit the start of all the restaurants and bars of Shinjuku. Less than 10min walk to shin-okuba station on the circular (JY) line so good based to explore rest of Tokyo. I'd stay again on return trip to Tokyo.

Nice space, bigger than most hotels for the price, and right in the heart of a vibrant neighborhood near Shinjuku.

Lack of insulation meant the place was freezing cold when we arrived (we stayed here in January). Hot water was okay but not good enough to warm up with a hot shower. We moved to a hotel to be more confortable.
