Breakfast is NOT included if you book externally. Pool was closed, didn't know that until arrival.
Purchased breakfast for $10, burrito was massive, well worth it. Not much dining within walking distance, but tradeoff is very quiet part of town! Beach and boardwalk right across the street.

Great location , staff were friendly, rooms were so pretty and bed was very comfortable. They offer breakfast and it was delivered in a picnic basket and hung on a hook by our door which I thought was so unique. Would definitely stay there again!
