My family and I spent 5 nights at Ocean Mist South Yarmouth in Sept.
The view from our room was great as was the service and the staff. Everyone we spoke to was helpful and friendly. You can’t beat the location and the private beach. We thoroughly enjoyed the heated pool and hot tub.
There were a couple of things in our room that we feel need mentioning. Not things that you should find in a 3 or 4 star hotel. The toilet wasn’t seated properly so it wobbled which made it uncomfortable to use. Someone obviously attempted to fix the toilet because it had caulking along the base, but that didn’t work. Also, the toilet paper is in an awkward place. You need to twist backward in order to reach it. (Which is probably why the toilet is wobbly.) Just really not a good setup.
We also found our mattress to be extremely uncomfortable. We kept rolling to the center of the bed and woke with back pain. My husband ended up sleeping on the the pull out couch in the loft because he was that uncomfortable. My adult children slept in the other bed, and did not have a problem.
We did very much enjoy our stay but are hesitant to recommend to others or stay there again because of the bed situation. We did not mention this to the front desk because we were very happy with our view and location and did not want to go to the trouble to repack and change rooms.
Very concerning is that we reached out to the hotel with our concerns and didn't receive a response.

The staff we interacted with were extremely polite. The room was clean when we got in. There were a few items in disrepair, but nothing that detracted from the stay. The mattress had seen better days, so sleep wasn't the best. Other than that, everything else was great. We loved our stay and would consider staying there again!

The staff was great and our room was awesome.

Our room is beautiful, very clean. The problem was no hot water. Ran the water for 20 minutes and it got barely lukewarm. Also, no availability of snacks from machines. The machines are gone because it’s the end of the season the refrigerator and freezer in the little store area it’s just about empty.

The room was visibly clean but smelled Musty. The tiles were coming up in the bathroom and the tub/shower was old and has seen better days. I think there might be a leak in the bathroom. Perhaps this is what led to the musty smell. It felt like I was staying in a dank basement.

Property is right on the beach. Great heated pool. I was there on an unusually hot day in October, truly enjoyed but I imagine the beach is crowded in the summer during high tide.

Loved the ocean view and the sound of the waves crashing to shore. The fire pit at night was great.

We came in from Indiana, arrived late and was still greeted with a smiling face.
If I had anything negative to say, it would be the key cards didn’t work half the time and had to go the office for replacements.
We where right on the ocean and would watch the sunset and sit on our porch and watch the waves . Very clean very convenient. If we ever go back to Massachusetts, we’ll be staying there again

Only suggestion I would make is to have a little area in the lobby with fresh coffee or tea in the morning.

Rooms are nice, tub/shower could have used an update. Wifi didnt work from my unit and its something that you pay for with service fees. Great spot otherwise.

I wasn’t able to check in until 5:25pm and missed our diner reservation due to that. the refrigerator was leaking water and had to use room towels to cover the wet carpet. Room had a musty smell to it.

We enjoyed our stay at Oceanmist because of the proximity to the beach! The room advertised a kitchenette but failed to mention that there were no supplies provided to actually cook anything in the room (no plates, cutlery, toaster, pots or pans), which one might expect when a kitchenette is included. We had already purchased a few groceries for our 2 night stay so we could make the most of our time there and not have to leave the property to go out to a restaurant. We ended up having to spend extra money to purchase the supplies we needed to be able to cook dinner. Understandably, it would be costly to outfit each unit with the supplies so maybe take it out of the description altogether so other people don’t make the same mistake and just end up surprised that there is a cooktop. Another suggestion would be to get a few grills outside along the property for the guests to use.

The ocean view is less view than ocean front room. Most are side view over the parking lot. The suite was filthy! I wrote clean me on the shower wall and also the table witn my thumb!! That rub wasnt cleaned in a very long time! The property tried switching us but the 1st 3 rooms they showed us to trade had 0 ocean view! Finally at 930 pm , a6 rooms ocean front were avaioblr to switch to! It ruined our vacation! The coffee is awful! And the new room had no wash coothes. No coffee! The coffee was out of stock in the resort! Told by the workers! The 3 other rooms were were shown to change to were just as filthy! The only saving was we finally had a view we expected! I wish i could post photos here! But I will post on google reviews on yhe hotel! I recommend falmouth tides if you want ocean front and clean! I wishwr booked that hotel for a 2nd night instead of this place!! The workers were not friendly! It was noisy! Grimmy! The stove didnt work in the 1st room! Definitely not worth the $595 i paid for the night! Maybe of they switcjed ua to the last room 236 was beautiful! Dont book rhe suites! They dont have ocean views.. icean front ia better!! Good luck!

Dirty room & restroom. The restroom door was broken. No hot water for shower. We asked the front desk and they said they will bring someone in and they never did. They said they will work out a credit but they NEVER reached out. Very disappointed for the price we paid. Not worth it

We spent a few days at Ocean Mist for our "mini-moon" and it was a perfect getaway. The weather was a little chilly for the beach, but loved the serenity of the ocean. We enjoyed the hot tub and the pool. Housekeeping was excellent!

Please take the time to review all reviews thoroughly before staying here. My family and I checked in and out of this hotel within two hours due to mold in the room, which I have photos for proof. The employees confirmed that mold was an issue with all ground floor rooms. My family and I spent my husband's birthday contemplating sleeping on our suv, making the 13 home drive home or finding a hotel halfway at the last minute since the hotel was at capacity with no non mold available rooms. Unwilling to give us any type of refund since we didn't book through them, we're fighting an uphill battle with the third party booking site and putting a lawyer on retainer for health and safety issues at this establishment. I'm not sure if the amenities and location are fantastic since we had to leave suddenly to protect our bodies' health.

Front desk was a little condescending about booking through a third party. Tried to explain to me that rooms of the same price with a better view couldn’t be accommodated because of the third party (Expedia). We tried to upgrade to a front facing ocean view room, willing to accept the upcharge, and Stefan poorly explained to us that there was no possible way of doing so. I’ve worked in this hotel industry for years… I’m well aware that you can assign a different room number EVEN IF it’s booked third party — this doesn’t effect the overall booking at all, but okay! I let him have it. It was the available waters in the room that already had broken seal for me…. I mean… really? Property was nice but not willing to work with the customer for a better experience and we were spending $350 on one night. Nice views and location, I’ll give it that.

It was a quick stop so we didn’t see much of the facilities. The bedroom and linens were clean. The shower could use an update, but it was sufficient.
The check-in was a little brisk, but that’s OK.

Hotel was empty and wouldn’t move us because it was a 3rd party booking.
Room 123 was noisy and loud banging throughout the night.
No manager at checkout ‘he as off for a couple of days’
Staff was very helpful with setting up parking for their sister hotel at Hyannis Harbor for the ferry to Martha’s Vineyard

Beautiful property. The indoor pool area could be improved. It smelled very moldy in there probably due to the carpeting all around the pool. Also there were no towels.
Glad we brought our own.
The outdoor pool was great. The hot tub jets weren't on however and it wasn't obvious on how to turn them on.
Our TV didn't work but it was fixed by the next day.
Overall great experience. Would definitely stay here again.

Spacious room. Clean and comfortable. Had a kitchenette but two burner cooktop not functional and cabinets were empty. Paper towel holder empty on arrival but filled second day. Coffee maker, microwave, and mini fridge working. Grab bar missing from tub. Nice private patio with very comfy lounger. Indoor pool nice and warm! A few steps down to private beach and close to town beaches. One restaurant within walking distance. Short drive to Route 28 with shops, restaurants, and activities.

No hot water in the shower!!! Called front desk three times over 15 minutes with no answer. Finally called the hotel phone number from my cellphone to ask for help. Hot water could not be fixed before I had to check out.
