Host cordiale, disponibile e gentile. Grazie ad Alberto infatti, tra l'altro abbiamo avuto l'informazione della fermata in via crescenzio dello shuttle da Fiumicino; da li l'hotel dista 5' a piedi.Posizione molto buona. A poco distanza molte attrative turistiche e locali buoni per mangiare.Strada silenzioso.
Abbiamo soggiornato 4giorni e 3 notti; avrei gradito un cambio tovaglie in bagno.

La posizione è sicuramente buona.
E' la prima volta che mi capita di commentare negativamente una struttura, ma spero che venga utilizzata come una critica costruttiva. Non c'è un parcheggio per le biciclette, quindi abbiamo dovuto portarle in camera, che si trovava al 3° o 4° piano, non ricordo. L'ascensore non andava, quindi le abbiamo portate su a mano.
Arrivati in camera, non era pulita, non era profumata, era piccola, c'era odore di fogna, e si sentiva lo sciacquone di quello sopra. E il costo non era basso. Per il disguido delle pulizie ci è stato rimborsato parte della spesa, bene.
Ma per il resto, spero che sistemino certe cose.
Senza dimenticare il fatto che il giorno prima siamo stati chiamati chiedendoci di cambiare struttura perchè avevano avuto dei problemi di overbooking probabilmente.. in teoria ci avrebbe spostato in una struttura migliore.
Non oso immaginare come fosse quella selezionata a questo punto.. ;)

Henry looked after us very well , he was keen to assist .He was very efficient in clearing a blockage in the shower and directed us towards the location of the shuttle bus to the airport .
it was not as central to the Pantheon area as we had hoped , but we discovered another area of Rome

The guy showing up and taking care of the residence was very nice and supportive. But that's all that was nice.
The whole place looked rundown and dirty - gross stains on every stool and on the headpiece of the bed. The walls were not white like shown in the pictures of the exposé. There was no sound insulation, bring earplugs if you book it! The safe was not working and the room key was the most basic one without any safety. The flushing was not working properly and the bathroom door was so loud you couldn't use it without waking up your partner at night/mornign. The owner/host was not responsive at all (not even towards booking) but charged an absurd price for this rundown place.

The place was nice. Nothing special, nor bad.
The location isn’t bad, but our car was robbed there and it ruined our whole experience. We met another tourist couple who’s car also was broken into, so if you’re traveling by car with foreign plates, find a safe parking spot => pay more money.

The property is located just 7 minutes away (walking) from the St. Peter’s Basilica and the Vatican Museums. The rooms are nice and clean and the staff is friendly.
1. There were issues with breakfast 2 times out of 3 days that we stayed there. On the first day the breakfast was served and it was fine (cereal, croissants, yogurts, juices, coffee and tea). On the second day, the guy who was supposed to serve it, couldn’t get to the property in time as he got stuck in the traffic or something like that. We decided to go get breakfast ourselves and accidentally met the owner of the property. He gave us prepaid cards for two croissants and two coffees at the the nearest bar. On the third day the guy was there but the breakfast wasn’t served again. He just gave us two yogurts and two croissants.
2. The AC seemed to be not powerful enough considering the size of the room and the extreme heat outside (it was +40 C). It took it almost an hour to make the room temperature comfortable. We tried to leave the AC working a couple of times when we were gone (we have a little kid who can’t stand the heat) but the staff kept turning it off. I do understand that the electricity is now very expensive but I would suggest the owner to install a more powerful AC so it would cool the air quicker and guests wouldn’t have to leave it working.

This lovely clean quiet property was very convenient to the Vatican about a 5-8 min walk. Lots of lovely restaurants around the area, the market directly opposite and a supermarket a 10 min walk away too. The metro was about a 10 min walk with luggage so maybe shorter without. Our host was very kind and and informed us about where to go & what to do. We contacted him via WhatsApp which was helpful. Breakfast was delicious, cereals, yogurt, fresh croissants, toast & coffee or tea …… except Sundays when we got a voucher for a croissant and coffee nearby at a lovely cafe. (Very simple)..
Make sure you allow enough time like 2-3 hours after booking before arriving as we waited in the heat out the front of the apartment block for about 30 minutes for our host to let us in. Also be aware the 3rd key is a combination one & we had a lot of trouble working out how to open it. Once we did it was ok. Also not sure what happened the day we were checking out we thought we would leisurely take our time before breakfast but there was none. Finally around 9.10 our host arrived with a voucher to go across to the cafe again .. it was a Tuesday so it would have been appreciated if we’d known the day before so we weren’t so rushed. If we had an early checkout that would have been annoying. It all worked out ok though. Thanks Alberto and Henry

Room was spacious and clean, location was great! Many bars and shops around. Owner was amazing, he gave us many dinner tips around Rome. Breakfast staff was also very kind and joyful. Absolutely loved it!

The location of the place is great, closer to Vatican and an underground parking on the corner where you can leave your car. Our room faces an inner backyard and there is no city noise. The host is very friendly and provide an easy access to the place.

The room was very clean. And kept clean every day. Henry was very friendly and helpful. Location was good. We were allowed to keep our luggage until we had to go to the airport. Breakfast was nice and small. Everything was fresh in the breakfast.
People who come there should not expect a great breakfast because its not a hotel.
We were being forced to write a review on the spot in front of the host, which is not nice.

The location of the place was really awesome. The room was clean and the breakfast was enough to start the day. Alberto the owner was very friendly and helpful. it is not a type of hotel as you would expect - a building full of rooms with the reception desk in the lobby. it is more like a family/apartment like type. I did not mind it all, it was actually nice and quiet. However, I would appreciate if I knew ahead of time.

Location is good, not in the most touristy, but more like quiet center area, which we liked.
Room is a good size and it was cleaned every day, sometimes felt too much that someone is folding our underwear.
Host is available and offered some suggestions.
Host did not take in account that 48h before our flight to Rome I got sick, had to call ambulance and was not feeling well at all. During the trip my partner also got the virus and we spent half the trip sick. When we got in touch 48h prior host did not want to cancel and went strictly by policy of no cancellation. If you book this place, choose with flexible cancellation as host will not have any empathy for your individual situation.
The room is in an apartment and it feels like you are just staying in a room at someone's 5 bedroom apartment. You can hear everything in the hallway and other rooms. It is definitely nothing close to a 4 star stay. Don't take breakfast its a joke.
The room has almost no furniture, nowhere to put your stuff, no bedside tables, no proper table, no mirror, dirty bed headrest, dirty walls, unusable curtains.
Sheets are terrible, they don't hold together and you end up sleeping on bare mattress.

The location is amazing - it is safe and all places are easily reachable within walking distance. The accommodation itself was great; the room was very spacious, clean and exactly like in the pictures. The hosts were also awesome, very friendly and hospitable, and they gave us great tips for Rome. Overall, highly recommended!

The bedding was inadequate: no mattress nor pillow covers to start with, after we asked, they managed to provide the pillow covers, no duvet cover. Very basic furniture, no proper bedside tables, nor a table where to put things. Breakfast was very poor and not much choice, no fresh fruit, no salty optioned
