We've comfortably furnished and stocked our downstairs unit for wonderful year-round family getaways. Here's what you'll find: LIVING ROOM: - Large L-shape couch - Streaming TV - Open floor plan w/ sliding glass door to front patio KITCHEN/DINING: - Fully stocked with dishes, utensils, cookware, bakeware - Large and small appliances - Dining table w/ seating for 6 - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) BEDROOM #1: - King bed - Streaming TV - Ceiling fan BEDROOM #2: - Twin bed, Full/Twin Bunk bed - Ceiling fan -Small closet EXTRA SLEEPING ARRANGEMENTS: 1 twin trifold floor mat with pillow and linens are provided (and are best suited for children). LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee. BATHROOMS: -Hallway Bathroom #1: large walk-in shower -Hallway Bathroom #2: walk-in shower OUTDOOR LIVING: - Front patio w/ seating for 4 - Propane gas bbq grill - Ocean view ALSO INCLUDED: - Wifi - Ceiling fans throughout - Wall heater (in dining area), and small electric wall heating units in each bdrm. - 4 low-profile beach chairs - Hair dryer - Iron/ironing board - starter supplies: liquid hand soap; dish soap; 3-in-1 shampoo; dishwasher caps; sponge; kitchen trash bags; 4 rolls toilet paper; 1 paper towel roll (guests must provide additional amounts) DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. IN ADDITION, THERE IS NO CENTRAL HEATING: WALL/SPACE HEATERS PER ROOM HAVE BEEN PROVIDED. PARKING: - 1 space provided in shared double garage, accommodates smaller vehicles only. Trucks and SUVs will not fit in the garage and will have to source street parking, as the garage must remain closed when not in use. - Available general neighborhood parking can also be utilized (metered, unmetered and payment kiosks - read all signs). LAUNDRY: Shared free facilities are located in the garage. Guests must provide their own supplies. RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers, twin rollaway beds, and much more! Contact us for more information. CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. We enjoyed our time here. The property was as the photos showed. It's nice to have the garage space. Great location. We rented bikes and biked all over. We struggled with the combination lock on the front door at times, but overall we had a great time.

Fit four adults and two children easily. Clean and nice kitchen. Close to beach and stores and parking was easy. Great place will be back.

The property was very plain, almost stark. It didn’t feel warm or welcoming in the least. A few decorating and hospitality touches would go far. The area is fun and beachy but we didn’t feel 100% safe.

Everything was great. Very clean and all new updates throughout the whole place. Only a couple of things I wish I had that the property did not. Full length mirrors, different shower heads or better water pressure. Really small things that don’t matter much but would have made a big difference for me. But that won’t keep me from renting this place again.

This is an excellent place to stay. Family of 6 stayed for 4 days. The condo is only feet from the beach, there’s a nice boardwalk all along the beach for walking, jogging, rollerblading or biking. Lots of close restaurants. The most important thing for me when I rent a VRBO is it’s cleanliness, and this place was immaculate. I would definitely recommend this place and look forward to staying here again!

We just finished our 6 night stay, and it was great. The balboa peninsula is one of the coolest places i’ve ever seen. The people are wonderful. The house was perfect for us and had Almost everything we needed. The listing was very accurate. It was steps from the sand and one of the coolest experiences ever! Everything was easy, checking in/out. I do wish they had a high chair for our one year old. it would have been convenient, we managed. All said and done I will definitely use BeachView and their properties again in the future.

Exactly as described. 4 houses from the sand and in a cute neighborhood. Street parking is tough but the garage was a lifesaver. Kitchen stocked perfectly w everything you need. Keypad to enter the property is a pain as mentioned prior. But everything was fantastic - highly recommend.

House was great. Very clean and newly remodeled. Lots of space for everyone. Was stocked with everything you need. Excellent location close to shops and restaurants. Great rental rates of bikes and beach gear through rental company. Only suggestion would be to add an umbrella on front patio as no shade from sun. Highly recommend - thanks!

We booked this on short notice and was nervous since it only had one review. The location was perfect-literally steps to the beach. The entry is very tricky and only my husband could open the door from both the inside and outside-if there was an emergency this would be an issue. I think that needs to be looked at but otherwise it was clean, all items were new and location was great.

We had a wonderful stay here. The property is absolutely beautiful and so clean. The location of this home is perfect. So close to the water and easy to walk everywhere. Will definitely stay here again.

The unit worked perfectly for us. Very clean and closer to the beach than expected, not to mention was able to walk to the grocery store. We would definitely stay again.
