Exceptionally good location, right next to Dotombori.
Nice design of rooms.
Very small room, no space to open the luggage.
Poor noise cancellation (although they provide earplugs).
Staff responding to messages on booking.com very slowly.

The Hotel is located in the city centre, at a 4 minute walk from the train station Karasuma. The neighborhood is lively and pleasant. Everything at the hotel is basic but functional, and cleanliness is overall very good. The staff is kind and welcoming. The room was very small but had everything needed for a comfy stay. The bathroom is tiny, but still functional. Best room features: silence (good soundproofing from the outside and inside noise), excellent bed quality, excellent wifi. Breakfast is served on the ground floor, in a neat space, and the food is great. It is a rich Japanese buffet with some "international" choices, and the menu varies every day. There also is a chef that prepares fresh onigiri upon request. A wide sort of free things for guests to use: toiletries, flip flops, PJs. The price is more than fair. Overall, a great experience: very recommended!
The only downside is the size of the room: it was declared at the time of booking, so no surprises, but still :) For us it was OK, because we had only cabin luggage, but 2 regular suitcases would not fit.
