Amazing location. Quiet street just walking distance from Gion and sightseeings. The house was clean and modern.
Walls are thin, you can hear neighbors.

Very clean and very spacious. Spread out over two floors, two toilets (one up, one down), a shower room and adjoining but separate bath room. You dont come to japan to eat inside but if you want to, there's enough facilities for preparing and eating meals. Beds and pillows are excellent, there's all manner of climate and water control and having a washing machine is very helpful. The massage chair was nice at the end of a day's walking. Quiet street, but with super easy access to restaurants and cafes and shops and train stations.
Nothing really - be aware that there aren't staff onsite (other than cleaners) so it's easiest to communicate by message, which may not suit all people. The stairs are quite steep, so many not suit less mobile people as the bedrooms are upstairs.

I loved the location. The rooms were spacious and comfortable. We loved the traditional semi-outdoor bath space and the massage chair. The washing facilities were easy to use.
That there was no real couch (but that is being really picky).
