Desert evenings in La Quinta have a rhythm of their own - golden light fading into a star-filled sky, the fire pit crackling as the mountains settle into shadow. This three-bedroom home in the Signature community at PGA West gives you a private backyard to call your own, shared resort-style amenities just steps away, and enough space inside for eight guests to stretch out comfortably.

Sleeping arrangements
The downstairs primary suite features a Cal King bed and its own en-suite bathroom - a quiet retreat after a day on the course or out exploring. Upstairs, two additional bedrooms each offer a queen bed, sharing access to the remaining baths. The upstairs loft adds flexibility with a queen air mattress and a separate hangout area, making it easy to accommodate different group sizes or dynamics.

Living & entertainment
The main living room centers around comfortable seating and a 65` TV - ideal for unwinding after a full day. Head upstairs and the game loft opens up with an arcade game system, a second 65` TV, and board games, all framed by views of the surrounding mountains. It`s the kind of space that keeps everyone happy whether the plan is a movie night or a tournament of something else entirely.

Kitchen & dining
An oversized island with bar seating anchors the kitchen and makes it a natural gathering point throughout the day. The full kitchen is stocked with cooking basics, a Keurig coffee machine, and everything you need to go from breakfast prep to evening dinner without missing a beat. A dining table rounds out the space for shared meals.

Outdoor living
The private backyard is set up for genuine outdoor living. A BBQ grill, fire pit, putting green, outdoor furniture, and an outdoor dining area give you plenty of ways to spend time outside from morning through night. Whether it`s an early coffee on the patio or a late-night fire, the space holds up across the full day.

Community amenities
As part of the Signature community at PGA West, guests have access to a shared pool, shared hot tub - available all year and kept around 84 degrees (pool) and 101 degrees (hot tub) in winter - and a shared gym. Ernie`s Bar & Grill and the Stadium Course Clubhouse are just a short walk from the front door.

Location
The Empire Polo Grounds are less than 4 miles away. Old Town La Quinta, the Indian Wells Tennis Garden, and a range of nearby golf courses are all within a short drive, giving you easy access to the best of the Coachella Valley.

Comfort & practicalities
Air conditioning, central heating, and ceiling fans keep the home comfortable year-round. Wifi, a dedicated workspace, washer, and free dryer are all included. Self check-in is via keypad - a code is issued for each reservation. A private entrance ensures a seamless arrival.

Good to know
Check-in is after 4PM and check-out is at 11AM. Early check-in and late check-out may be available at no extra charge if the schedule allows. A mid-stay clean can be arranged for an additional fee. The home has exterior security cameras, including a front door Ring camera. HOA noise limits apply - bring a Bluetooth speaker to enjoy music outdoors. No cats; certain non-shedding hypoallergenic dogs may be considered for an additional fee. We do not recommend shipping packages directly to the home
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
