Dust off your golf shoes and settle into the laid-back rhythm of PGA West - where mornings start slow over coffee on the patio and evenings close around the glow of a fire pit under a wide desert sky. This 2,001-square-foot townhome within the Signature community is set up for groups who want space, comfort, and a location that puts everything in easy reach.

Living space
Inside, a large sectional and 75` TV anchor the living room - a natural spot to decompress after a day out on the courses or exploring the Valley. A dedicated workspace, Wifi, and Ethernet connection keep you covered if you need to stay connected. The washer and free dryer handle the practical side of longer stays.

Kitchen & dining
The kitchen sits at the center of the home and is built for real cooking - spacious island, quartz countertops, stainless steel appliances including a Keurig coffee machine, and full cookware, dishes, and barbecue utensils. The dining table is a natural gathering point for shared meals or takeout spread out at the end of a long day.

Sleeping arrangements
The primary bedroom has a Cal King bed, en-suite bathroom, walk-in closet, and 65` TV. A second Cal King bedroom offers a 50` TV and access to a full bath. The third bedroom has two Full beds and a 43` TV, with a nearby full bathroom. Extra pillows, blankets, and clothing storage - including a walk-in closet, closet, and dresser - are all provided. A crib and Pack `n play/Travel crib are available upon request for families traveling with little ones.

Outdoor living
Step out to a private patio with outdoor furniture, an outdoor dining area, and a BBQ grill ready for use. A fire pit makes cooler desert evenings genuinely inviting. Guests also have access to a shared pool, a shared hot tub available all year, and a shared gym. During winter months, the pool is kept around 84 degrees and the hot tub is preset to 101 degrees. Free parking on premises, free street parking, and an EV charger round out the outdoor setup.

Comfort & safety
Air conditioning, central heating, and ceiling fans keep the indoor temperature comfortable year-round. The home includes a smoke alarm, carbon monoxide alarm, fire extinguisher, first aid kit, and exterior security cameras at the front door and above the garage. Hair dryer, bathroom essentials, and all the basics are provided throughout.

Location
Self check-in is handled through a keypad - no key handoff required. A private entrance means you come and go on your own schedule. The home sits less than 4 miles from the Empire Polo Grounds, with quick access to Old Town La Quinta, Indian Wells Tennis Garden, and a range of nearby golf courses. Highway 111 and I-10 connect you to Palm Springs, shopping, and dining across the Coachella Valley.

Check-in is after 4PM and check-out is at 11AM. Early check-in and late check-out may be available - no extra fee if we can accommodate your request. The home uses keypad entry; a unique code is issued for every reservation. A mid-stay clean can be arranged for an additional fee. The HOA has noise limit requirements - feel free to bring your own Bluetooth speaker. We do not recommend shipping packages directly to the home. Pet policy: no cats; certain non-shedding hypoallergenic dogs 25 pounds or less will be considered at an additional fee.
We highly recommend travel insurance for any unforeseen circumstances. Our cancellation policies are firm.

Please carefully review all PGA Signature Community Rules, all tickets will come out of the deposit.

PARKING- All vehicles must be parked in the garage/driveway (Can`t be hanging into the street or the HOA will ticket) additionally 2 vehicles are allowed on the street.

VEHICLE SIZE- SPRINTER VANS are not allowed in PGA Signature. No commercial size vehicles.

VEHICLE PASSES- All passes must be displayed on the windshield or patrol will ticket.

NOISE ORDINANCE:
Quiet enjoyment hours are from 10:00PM-7AM. Outside use is limited to quiet conversation only. No music or amplified devices from cell phones to Bluetooth devices are allowed. Citations will come out of the renters deposit, PGA West is a zero tolerance community, if security is called a fine will be imposed.

Loud noise isn`t permissible anytime of the day, per city (max 70 decibels from 7am-10pm) and is considered disrupting the peace of permanent residents, noise violations incur a $1000 fine (taken out of deposit) and possible eviction. Thank you for respecting our local residents!

PETS- If you plan on bringing your certified service animal or emotional support dog we would appreciate communication and documentation prior to check in to supply to the home owners:).

POOL/HOT TUB (RELEASE & WAIVER OF LIABILITY AND INDEMNIFICATION AGREEMENT)

You understand that you accept full responsibility for any bodily injury arising from swimming and all accidents that may happen on the property and hold the owner harmless. You understand there are potential dangers with swimming and may present a danger to adults who consume medication, alcohol, or drugs and children who are not carefully supervised. You agree to be fully and solely responsible for any accidents you may incur. You understand the risks discussed above and agree that you will assume all responsibility for yourself and the consequences of those in your party. You agree to waive any claim whatsoever against the owner for accidents or claims arising from swimming, exposure to any of our plants that can be poisonous if eaten, or any other activities on the property.

Renter shall indemnify, defend and hold harmless the property owner, its respective affiliates and partners from and against all demands, suits, judgments, settlements, claims, damages to persons and/or property, fines, liens, losses, and other liabilities, including attorneys` fees arising out of or in any way related to your stay in our property and its surrounding land including claims for loss or damage to any property or for death or injury to any individual. owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises or facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to the property.
