The location is amazing.
Also the hotel has its own bar there you can buy nice wine and there is a beautiful roof there you can hang out.
At our stay there was no hot water.
There are no windows to the street in the room. All the windows you will have - windows to the hotel courtyard. And it means that you will hear aaaaall the noises from there with the echo. At our stay people were singing and laughing there in the night - so it was impossible to sleep(
Also you should be aware that terrace in the description located in the common space and it's common for all rooms.
