An excellent vacation apartment, in a good location not far from the heart of Rome.
Two short blocks away from the A line of the metro, and right around the corner from line 87 that'll take you straight to the Colosseum or castle St. Angelo. Also a 2.2 Km run to the Colosseum, if you're into that kind of thing.
There's a Conad grocery store between the metro and the apartment. Great for stocking up on anything you'll need.
The Pompi restaurant across the street from Conad is a great place to start your day with a coffee and a pastry.
Facilities:
The apartment itself looks just as wonderful as the photos: Modern, clean, functional. As a family of 5, we had a bedroom for ourselves, another bedroom for 2 of the kids and one kid on the pull-out couch.
There are air conditioners in both bedrooms, but not in the shared space. In the heat of August, it's hot, but not unbearable. The standing fan helps a lot. Can't wait for Europeans to discover ceiling fans. The A/Cs in the bedrooms are a little weak, but that's an issue with Italian infrastructure more so than the apartment. With only 3kW of power, running the A/Cs draws most of the power that any Italian apartment can provide. The rooms will get cool, but it'll take a while. I had one of my kids sleeping on the pull-out couch, without an A/C, in August, and they slept just fine.
Finding a vacation apartment with two bathrooms was important to us, and for this price and in a good location this was really amazing. Having two showers as well was just a bonus. The one shower is really small - 60x80 cm or so, but still big enough for a grown man to use. As is standard in Italy, there does not seem to be a lot of hot water. Water is heated by electricity as it's used, flowing through the heating device in the bigger bathroom. Getting the water hot enough for a shower is a bit of a challenge, but doable.
I didn't realize ahead of time that only the bedrooms were air-conditioned. I don't think I would have take a different place instead as a result, but you should be aware of this.
The location is accessible enough by public transit, but other than the grocery store, a (wonderful) pizzeria and a fine restaurant, there's not much to do in the area. You'll be coming to the apartment to rest your head at the end of the day or to hide from the heat in the mid-afternoon, but you won't really be strolling around the area. On the bright side, the area is authentic, not full of tourists, prices are good and it's perfectly safe.
As far as the apartment itself goes, the on thing I would suggest for the future is the option of a foldable cot that can be folded away into a closet, so that 3 people could sleep in one of the bedrooms. It might be crammed, but it'll be air conditioned.

The location, right on the main subway line, was excellent. Building and neighbourhood were safe and allowed easy access to the whole city. I would definitely recommend to anyone visiting Rome. Oh, the mattresses and pillows were really confortable.

Very good overall, some improvements needed
Digital key worked ok on all devices.
Quiet building and neighborhood. Well located. Near metro/bus stations. Near supermarkets and other few shops.
Large and well equipped kitchen. Well equipped bathroom and bedrooms.
Helpful assistance from hosts for an issue with the kitchen window (not sure if they fixed it but they helped promptly). They also provided us extra coffee capsules and a cleaning mop when asked!
All interactions where remote (chatting/email) and professional. All assistance was provided after asking us on a time we would be out.
We didn't manage to have the digital keys on time and ended up waiting outside of the building since it required extensive information input from our part and we had to wait for the host approval of this information to be able to access the building and I wasn't aware this would take so much time so I did it on arrival day, i.e. if you use such systems "check in" in advance (it's more DIY than on a hotel check in)! The digital key needs internet and WiFi isn't accessible from outside the building, only inside the building (4G/5G roaming was slow/bad coverage, making a simple task like opening a couple of doors more complicated, requiring a spare hand to hold a smartphone and a stable internet connection).
The showers leaked water on the bathroom floor (this is why we asked for a mop not to damage and make every other room a mess). Also something that I read in another comment, the drains in the bathroom sometimes had a foul smell, which has to be related to building issues and was not pleasant even if subtle. Another thing to note, the size of the small bathroom is not ok for larger people (narrow shower, narrow sink, overall small room) so if you travel in a mixed sized group you will probably need to account for it. Finally the hot water while showering sometimes turned to cold abruptly and then back to hot.
The toilet on the bigger bathroom almost flooded two times, so we had to use the plunger to fix it which was not wholesome. Hosts noted that if we had any more issue with it to ask them to send for professional assistance. Fortunately we didn't need it, but I highly recommend them to do check it out.
Some of my co-travelers found the place less clean than what expected due to dust on surfaces, but I guess it's a personal preference issue since it looked very clean to me. However, the water kettle in the kitchen had a lot of minerals in it so we used many times vinegar solution to clean it up.

Os chuveiros em ambas as casas de banho são muito estreitros e tem um derau elevado na entrada. A casa de banho pequena é minuscula não sendo pratico a utilização do lavatório.
