Permit #SLP10267 & 10268 Nestled in at the heart of the Balboa Pier, this upper and lower-level vacation rental duplex can conveniently host large family vacations year after year! Walking distance to all of Newport's attractions, eateries, and of course…the beach right out your front door. Here's what you'll find in this 2-unit (upper & lower level) duplex: Unit A (lower level) LIVING/DINING AREA: - Sofa set - Kitchen bar - Sliding glass door out to oceanfront patio (Please note: the gas fireplace featured in the online photos has been permanently disabled) KITCHEN: - Fully stocked w/ dishes, utensils, cookware, bakeware - All major and small appliances - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) OUTDOOR LIVING: - Dining table w/ seating for 4 - propane gas bbq grill - expansive beach and ocean view BEDROOMS: - Bedroom #1: King bed; en suite bathroom - Bedroom #2: Queen bed - Bedroom #3: 2 Twin beds BATHROOMS: - En Suite Bath: shower - Hallway Bath: tub/shower combo Unit B (upper level) LIVING/DINING AREA: - Sofa set - Kitchen bar - Sliding glass door out to oceanfront deck KITCHEN: - Fully stocked w/ dishes, utensils, cookware, bakeware - All major and small appliances - Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.) OUTDOOR LIVING: - Seating for 6 - propane gas bbq grill - expansive beach and ocean view BEDROOMS: - Bedroom #1: King bed; en suite bathroom - Bedroom #2: Queen bed - Bedroom #3: Two Twin beds EXTRA SLEEPING ARRANGEMENTS: To fulfill the maximum occupancy, 2 twin trifold floor mats (best suited for children) along with extra linens/pillows are provided. Twin rollaway beds can be rented in lieu of the mats, if desired. Make arrangements with our office in advance to ensure delivery in time for your arrival. BATHROOMS: - En Suite Bath: tub/shower combo - Hallway Bath: tub/shower combo ATTENTION: Because the lower and upper units are not connected together internally, and have their own separate entrance/exits, parental supervision of children and any guests under 25 is mandatory at all times in both upper and rear units - especially overnight. Neither unit is permitted to operate as a "kids' room". LINENS: All bed/bath/kitchen/beach linens for the maximum number of guests are provided as part of the cleaning/linen fee and are attractively installed. ALSO INCLUDED: - Wifi - heating - 8 low-profile beach chairs; hair dryer; iron/ironing board - starter supplies: liquid hand soap; dish soap; dishwasher caps; sponge; kitchen trash bags; 8 rolls toilet paper; 2 paper towel rolls (guests must supply additional amounts, along with personal toiletries/shampoo/conditioner) DUE TO THE TYPICALLY MODERATE COASTAL CLIMATE, THIS HOUSE - LIKE MOST IN THE AREA - DOES NOT HAVE AIR CONDITIONING. LAUNDRY: Washer and dryer on-site. Guests must provide their own supplies. PARKING: 2 spaces in double car garage (midsize/minivan vehicles only; no large SUV's; 77" clearance) RECREATIONAL GEAR: Additional beach gear or recreational equipment is available for rent from the management at very reasonable rates for our guests: bikes, child seats, trailers, body boards, surfboards, large ice chests, wagons; plus Pack n Play portable cribs, portable high chairs, jogger strollers and much more! Contact us for more information! CITY TAX: A 10% Transient Occupancy Tax (TOT) is included in all booking totals, (for reservations less than 30 nights) as mandated by the City of Newport Beach. SECURITY EQUIPMENT: This property may use surveillance cameras and/or recording devices in outdoor spaces, and/or entrances to the property, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensuring compliance with local ordinances. Great location and really in the center of Newport Beach. This is not the sleepy beach house but located with easy access to the beach, the restaurants and the pier. Great for families
