About this house rental

Check out "Intoxicasun," a brand new, beachfront rental just completed construction with Holiday Beach Development! Boasting 6 bedrooms, 6 full bathrooms, and 2 half baths, this luxury property has everything you need with a private pool, beach boardwalk, stylish bedrooms and private en-suites, spacious living areas, and a fully equipped kitchen and dining area. Immerse yourself in the beauty of the Gulf and create unforgettable memories at this stunning beachfront retreat! On the first floor, you'll find a small wet bar area with beverage refrigerator and ice marker. Down the hall towards the beachside of the home, there is access to your furnished pool deck featuring an outdoor TV, dining area, Kamado Joe charcoal grill, private heated 14x10 pool, outdoor shower and direct access to the beach via beach boardwalk. A half bath and the first washer/dryer set is located on the first floor as well in the hallway. The second floor features the main, spacious living, dining and fully equipped kitchen area with amazing beach views. The first bedroom is located on this floor, a king bed with an en-suite. This full bathroom can be accessed from the hallway as well. Up on the third level, there are two stylish queen/king bunk rooms with private en-suite and a beachside king room with private en-suite. The second washer and dryer set is also located on this level. On the fourth and final floor, you will find the last two bedrooms, one king room and a multi-bunk room with two twin/twin bunk beds, each with a private en-suite. An additional recreational space is located on this floor with a wet bar and half bath. A FEW THINGS TO MAKE NOTE OF: Your pool is heated! We aren't talking about hot-tub style temperature or anything, it has the ability to heat up to 85 degrees. However, this feature is an additional fee and is something our team must activate for you, so be sure to let us know ahead of time if you feel you're going to need it during you stay. The Beach! This home has direct Beach Access through a Shared Boardwalk with another one of our property's, "Shore Thing" next door. *If you are interested in making any of our luxury homes part of your event planning, please know that there is an additional fee associated. Give us a call for details! *Please note due to Florida State Law, this home is equipped with a pool alarm. BED LAYOUT - Sleeps 18 Total 2nd Floor - Sleeps 2 King Room 3rd Floor - Sleeps 10 Queen/King Bunk Room Queen/King Bunk Room King Room 4th Floor - 6 King Room 2 Twin/Twin Bunks Intoxicasun requires a 7 night minimum stay for all reservations during the check-in/checkout schedule below: 2024: Fall Break: September 28 - October 12 (Saturday - Saturday) 2025: Family Break: March 8 - April 12 (Saturday - Saturday) Summer: May 24 - August 2 (Saturday - Saturday) Fall Break: September 27 - October 11 (Saturday - Saturday) A vacation rental lease agreement will be sent to you upon confirmation of your reservation and is due within 72 hours of booking. A credit card is required to be put on file. Some other important items to remember: No Pets: Pets are NOT permitted in or on the premises of any Management's properties. Violation of this policy will result in a $1,000.00 pet fee, per pet, that will be charged to Guest's credit card on file. Additionally, Guest's credit card on file may be charged extra cleaning fees to include but not limited to; extermination fee, deep clean fee, odor, and dander removing fee, and animal hair removal fee. If a Guest needs to bring a service animal who has been trained to do work or perform tasks for a disability, Management MUST be notified at the time of booking and proper paperwork will be required upon request. Guest is responsible for picking up animal waste and keeping the animal on a leash at all times. Guest will be responsible and liable for any damages caused by a service animal to reservation property or its contents. Emotional support animals are not service animals, and therefore not permitted. No Smoking or Illegal Drug Use: Smoking and illegal drug use is not permitted in or on the premises of any Management rental properties to include but not limited to porches, pool decks, balconies, and driveways. Violation of this policy will result in immediate eviction of Guest and a $1,000.00 fee will be charged to Guest's credit card on file. If evidence or indications of smoking or of illegal drug use are found in or on reservation property during or after reservation occupancy period, this will be deemed by Management as a violation to this policy and this Agreement. All smoking devices are prohibited including but not limited to; the use of vape pens, e-cigs, pipes, hookah, marijuana smoking devices, or any drug paraphernalia. Age Requirements: Primary Guests must be 25 years of age or older. Violation of this policy will result in immediate eviction of Guest. All of Management's vacation rental properties are family accommodations. The Guest must occupy the Property throughout the entirety of the reservation dates. This to include arrival through departure dates, overnight, and anytime persons under the age of 25 are present in or at the property. The Property is subject to inspection by Management at any time. Listings / Pricing: All information regarding property listings is believed accurate but cannot be guaranteed. Availability, rates, furnishings, accommodations, fees, and taxes are live and therefore subject to change without notice. Rarely, systems or sites will quote a reservation improperly. This being the case, Management reserves the right to make corrections to the improper booking, listing, or reservation quote. Management will contact the Guest within 48 business hours of reservation booking to make the necessary corrections or cancel Guest's reservation. Promotional Offers & Discounts: ALL discounted rate changes, specials, and promotional offers are NON-TRANSFERRABLE and will ONLY be applied to new bookings. Modifications made to Guest's reservation may deem discounted rate changes, specials, or promotional offers invalid and no longer applicable to Guest's updated reservation. Guest understands and accepts that said inaccuracies will not result in any offered credits, discounts, or adjustments to correct rates or information.
