This home is fun, modern, and luxury you will get the whole package in this beautifully professionally decorated vacation home rental. You will find a games room equipped with a pool table, air hockey table and a card table. This home even has an outdoor TV right by your private SOUTH facing pool and spa area. The best part is you will have NO rear neighbors and privacy.

We kindly remind you that this is a self-catering vacation rental. You'll be provided with some starter dishwasher tabs, hand soaps, toilet paper and trash bags. Any additional consumable items such as the items just mentioned, shampoos, laundry detergent, paper towels, trash bags, etc. are the guest’s responsibility. Feel free to contact us if you have additional questions about these items. The minimum booking age of the lead party must be at least 25 years old. We also require all loose trash be bagged and placed in the bin for collection prior to departure.
If you did not request pool/spa heat when placing your booking and would like to add this service, please contact us at least a week prior to your arrival, as most pools take up to 24-48 hours to heat from the time it is turned on. If you arrive and wish to add this service, there is a USD 50.00 call out fee in addition to the daily pool/spa heat fees. Gas pool heaters is $40 per day plus tax. Electric pool heat is $30.00 per day plus tax. Pool/spa heat has a 4 consecutive day minimum.
Pool heat is set between 83°F and 86°F. We are unable to adjust this setting. If the temperature is in this range and it is not comfortable for you, the only option would be to turn the pool heat off. There are no refunds provided when this situation occurs.
Spa Heat
If the home has a spa, you must purchase pool heat for it to be warmed. The spa can only be heated by the pool heater. If you purchase pool heat, the spa can only be heated to 100F, as the spa is not a hot tub.
Pool / Spa Heat and Extreme Low Outdoor Temperatures
All pool heaters have electrical/mechanical components, which automatically shut off if the outside temperature drops below 50°F. This is a protective mechanism to prevent the pool pump from breaking by over exhausting to compensate for the cooler weather. In this case, the water temperature will indeed fall. Heat will automatically restart once the outside temperature reaches 50°F. Please note there are no refunds provided when this situation occurs. Pool/Spa heating is only available Oct 1 through April 30th.
No Smoking: Smoking of any kind is not allowed on the property (including Vape). A cleaning fee of USD 450.00 plus tax will be assessed to any guest violating the smoking policy to cover extra costs for sanitizing the home.
No Pets: Pets are not allowed in the home. If a pet is in the home, the guests will be asked to vacate the property without a refund. A cleaning fee of USD 450.00 plus tax will be assessed to any guest violating the pet policy to cover extra costs for sanitizing the home.
**For safety reasons, we don't keep a BBQ Grill onsite. However, if requested, we can send information to you for renting one. It would be thoroughly cleaned and delivered with full propane. Other rental equipment is also available upon request.
Resort Trash Rules: All trash must be bagged in 13gal bags and placed in the trash bench by the front door for collection.
Resort Parking Rules: The resort only allows 3 cars. DO NOT block the sidewalk or park on the street as you will be fined.
*** Please note the home has a video doorbell camera placed on the outside of the property for liability and security purposes ONLY.***
** Covid-19 update: By booking this property you agree not to host any gathering with more than the total occupancy of this property. By law, if you do not respect this rule, we will have all rights to evict you without any right for compensation. And you would put yourself at risk of being reported to the police at any time by neighbors or the HOA. Only the guests who have been registered are allowed to stay in the property.
Everyday Rules for The Retreat at Champions Gate
-Quiet time is from 10:00 PM to 7:00 AM.
-Please be courteous and keep in mind, there are homeowners and tenants that reside
on the property all year round.
-No parking on the grass nor blocking sidewalks, pedestrian walkways, parking signs, fire
hydrants, and neighbors’ driveways.
-Place all household trash inside a trash bag in the provided container/trash bench
before 7 AM.
-Trash is picked up daily, promptly at 7 AM except major holidays.
-DO NOT PLACE TRASH BAGS OR ANY BULK ITEMS ON THE CURB.
-Any loose trash in the trash bench will not be serviced that day.
-Any Bulk items services will need to be requested prior with Amenity Service for
scheduled pick up. Fee will be charged
-There are many cameras within the community, please do not place any trash on the neighbors’ property or anywhere else.

We had the best time all gathered at your house. The area is great for shopping & food delivery. We needed a few things and the management company was all over our needs - immediately. We’d love to return.

The property is HUGE and lovely. The host is very responsive and will answer any questions you have immediately. The property is close to anything you need. Our family enjoyed our stay. We will definitely book again. I just have 1 suggestion. The property needs a dust pan...unless we couldn't find it. :-) Other than that, I give it a perfect 100/100. :-) Thank you.

Our stay was great the house was spotless and exactly as displayed online. The gate by the villa had people constantly trying to exit out of it unfortunately it was an emergency exit only.
My suggestion is that they put a sign up stating it is emergency exit only because the GPS routes you that way. The location was great, the host replied quickly. I made sure the house was cleaned just like I found it upon my exit.
I would definitely stay there again.

We loved our stay at Champions Gate. Aman was a wonderful host and was always available and ready to answer any questions we had. They even let us drop our luggage off a couple of hours early so that way we could sight see before checking in. We will definitely stay again and recommend anyone who is thinking about a nice vacation in Kissimmee! Super close to a lot of different restaurants, stores, etc. of course Disney is a perk as well! Make sure to check out CityWalk, Icon Park, and Disney Springs too! 🌴💞
