Excellent location looking out to the tombs and very central.
Breakfast was fresh and plentiful.
Awkward with the bed against the wall for person sleeping on that side. Also step down from bedroom was a hazard, with my husband hitting his foot on both days, which resulted in a cut foot and bruising.

The location is great and the carpentry details and finishes in the room are quite nice, with a very minimalist feel, mixing wood, ceramic tile, and stone. The bathtub was more of an onsen style pool. The Tatami style bedroom was serene. It is right next to both the tomb mounds and the OAR museum (which has a beautiful cafe).
I have spent my career in luxury interior design so this hotel piqued my interest. The value didn't quite add up...even though it was quite stylish, the bathroom had a lot of wasted space, composing more than half the square footage of the room. There is no chair in the room- it's all floor, tatami or step sitting. The scale is a bit odd in height as well. I am 5'4" and couldn't see the top of my head in the bathroom mirror unless I bent down. The height of the ceiling over the sink is challenging for anyone over 6' tall. The bathtub is unusually large and takes a long time to fill and then the water doesn't remain hot in the tub because it requires so much water. They call it an "unusual stay" - and while it can be considered such, it does so without the concept fully delivering on comfort or the cost of the stay. They sacrificed a lot for what they considered cool design choices. When checking out, they are quite strict about an 11 am departure, and if you want to leave your bags with them, it stays out in an unmanned space out in the open in their reception "area". No one was there most of the time we were at the hotel and we came to leave and took our luggage without anyone to notice. Also checking in, they "escorted" us to our room but didn't help with the luggage and for a 60 year old women that sort of lapse in hospitality is a bit off putting. It felt almost like staying in a luxurious hostel, but the cost wasn't commensurate with the operating style.
