Good location, but too many negatives: stairs, A/C, WiFi, sleep quality, communications with host.
Central location, view of Lake Garda
1. **Poor communication with the hosting company.** The check-in instructions were borderline rude and repeatedly threatened penalties for various things (e.g., a $50 penalty for not taking out the garbage before departure). It was odd how unwelcoming the local manager was in her emails. For example, she requested that we send her a photograph of the keys after leaving them in the lockbox. Could be the language issue, but nevertheless, it was very unpleasant.
2. **Misleading information about air conditioning.** The unit has a small A/C unit in the main room but no A/C in the bedrooms. The temperature in the bedroom was 27°C, and there wasn't even a fan provided. After a sleepless first night, we had to sleep on the pull-out sofa in the main area.
3. **Stairs** They conveniently forgot to mention in the listing that you cannot drive to the apartment to unload your luggage and have to park about 100-150m away and then haul your luggage on the stairs leading down to the apartment. And, obviously up when you bring it back to the car. And if these stairs are not enough, the apartment is on the 3rd floor without elevator, so I would not recommend it for older guests or families with small children.
4. **Poor-quality mattresses** in both the bedroom and the pull-out sofa.
5. **Run-down apartment dating from the 1970s, with only minor renovations.** The apartment was poorly maintained, and there was dirt on the floor when we arrived. Our socks were completely dirty after just 15 minutes of walking around the apartment.
6. **Poor Wi-Fi quality.** The connection was very slow, frequently dropped out, and only worked in the main area.
7. **Poor and inaccurate instructions.** Some of the instructions did not match what was actually provided in the apartment. For example, we couldn't get the Wi-Fi password on the first day because the instructions were incorrect.

Lack of bedding, and only one towel for the week per adult. Other than that it was Fabulous!
