Let me start by saying it was a very nice house that could accommodate a lot of people. It was not too far from Hot Springs and was very enjoyable overall. However, there were LOTS of problems.
To start, the check in process was not how the website said. I had to call the owner in order to get into the house. He said I should have gotten an email with updated instructions, but I never did.
The house smelled like it had been closed up for a long time and the floors were super dusty and dirty. The Master Bedroom has a lot of light switches and I couldn’t find a single one that actually turned on a light in there. There was a large hole in the wall that someone had tried to patch up, but never repainted. There are 2 bathrooms. The front one clogged up within a few uses and we could not use it again. The owner repeatedly assured me someone was coming to fix it and no one ever did - so the bathroom was unusable. Therefore my other guests had to come into the master bedroom during the night to use the bathroom which caused issues with our 1 year old sleeping in our room.
Other issues include there’s no glass turning plate in the microwave, so it was basically impossible to use. There was no oven mitt to take food out (I went buy one so there is one there now). The grill didn’t work after we bought stuff to grill. The faucet in the master bathroom was not hooked up right. The coffee pot constantly dumped coffee grinds into the pot - honestly have no idea how this happened, but it

The star of this property is the view of the Oauchita River or possibly Lake Hamilton. Not completely sure what body of water but whatever it is the view from the back patio is stunning. The body of water is framed by the North Arkansas mountains. I can't say enough about the view. The house is tucked back into the property and while we drove the short secluded road leading to the house, the deer were scrambling. The house is nice and had the feeling of a castle with a huge wooden door and old European accents on the interior. Fun modern accents added unique charm. Only criticism is a single TV in the entire house and the satellite tv service was very poor. We brought our own hotspot and were able to enjoy movies and the Mavericks Finals against Boston. Honestly, who cares about TV when you have a million dollar view from your back porch!

Pros: Absolutely loved the home and location! The back porch was enjoyable with great sites of the river, house was welcoming, neighborhood was quiet so it was easy to relax and pet friendly. Getting to town or a store was not far and surrounding area had plenty of things to go do.

Cons: The big issue is safety. The back door would not latch/lock so the solution the owners had was to put a small sliding latch lock on it, the sliding door in the master bedroom leading to the back porch would not lock. Only reason we felt somewhat secure while sleeping is we had our dogs with us who would alert had someone come through the doors. In the check-in message we were notified of the WiFi being limited and to limit video usage (not a problem), however, I wish there would have been an alternative of a dvd player, local channels or something. (It was Christmas Eve, weather was cold & rainy so there was not much to do besides being inside.)
Overall the experience was good. A little TLC needed in the home to fix small issues and door locks would make it perfect.

As we arrived we were in love, beautiful property, beautiful scenery. As we entered the home we found it to also be beautiful, but poorly maintained. I did an initial walk through video on arrival because it looked so beautiful. We found patio door knob broken and the door won't shut completely, master bdrm door handle broken and door won't shut completely, poorly stocked, spider webs throughout inside and outside, yard a little overthrown and could use a mowing, faucet in kitchen broken and barely trickles out. And, to use the patio at night you are agreeing to sleep with Millions of bugs due to the lights and the patio door not shutting completely. We were charged a substantial pet fee for a 5lb dog which we were not infirmed of until she was seen on the front camera. We did notice a camera on the back patio also, which we feel is a little creepy due to the fact the property was rented out and people are trying to have a relaxing vacation and they are being watched from another location..I feel this is a bit of an invasion of privacy and again very creepy. We have used VRBO several times and this would be our worst experience yet.

We take an annual trip each year for friend/family time. This house was just outside hot springs away from other tourists but the drive is about 20 minutes. The only thing was the air conditioning going on and off randomly. July is hot so that’s mostly why we noticed. Would stay there again for sure. Check out was easy as well.

And, to use the patio at night you are agreeing to sleep with Millions of bugs due to the lights and the patio door not shutting completely. We were charged a substantial pet fee for a 5lb dog which we were not infirmed of until she was seen on the front camera. We did notice a camera on the back patio also, which we feel is a little creepy due to the fact the property was rented out and people are trying to have a relaxing vacation and they are being watched from another location..I feel this is a bit of an invasion of privacy and again very creepy. We have used VRBO several times and this would be our worst experience yet.
