-Cancellation Policy: Extended monthly stays (25+ days) require a 60-day notice before arrival for a full refund.
-Seasonal Maintenance Notice: Winter is the standard window for building maintenance, repairs, and property updates across coastal communities. To ensure a seamless stay, we post weekly updates on active projects via our Guest User Guide so you always know what to expect.
Important Details & House Rules
-Occupancy: Maximum 8 guests (including daytime visitors). No large groups or parties.
-Booking & Reservation Changes: Rates are calculated based on the details provided at the time of booking. Subsequent modifications to a reservation (such as guest count, including daytime visitors, or dates) may result in additional fees.
-No reservation changes to the guest count are permitted within 14 days of arrival.
-Age Requirement: Renter must be over 25 and occupying the unit for the duration of the reservation.
-Pet Policy: No pets or ESAs permitted. If traveling with an ADA service animal, host approval is required before booking.
-Local Guests: Local rentals (within 100 miles) are restricted; host approval is required before booking.
-No Smoking: Strictly prohibited inside the unit and on the balcony.
-Security: For guest safety and rule compliance, the exterior front door is monitored by a Ring doorbell camera.
-Equipment Restrictions: No loading carts or large beach gear are allowed inside the unit.
-Beach Service: Complimentary beach service is provided; front-row placement is not guaranteed.
-Pool & Facilities: Managed independently by the resort complex. Temporary closures for routine maintenance may occur and are non-refundable. The pool and hot tub are heated only seasonally.
-Parking: Complimentary garage parking for a maximum of 3 vehicles. No trailers, golf carts, or campers permitted. There is VERY limited oversized parking for taller vehicles available on a first-come/first-served basis.

Very nice condo with a fabulous view of the gulf. The beds were comfortable. The kitchen was adequate for our needs. No problems at all.

I believe this was our 3rd time staying at a Beach Colony condo. Love the location, the pool area is large and comfortable. The beach is gorgeous! The condo was clean but some little things need to be done such as; new bath mats in the shower. I know mold grows easily and they should be disinfected and soaked or replace more often. The kitchen had minimal supplies and gadgets. I had to buy a few things for the kitchen. The can opener was a bear to work and I had to replace it. This condo can hold 8 people and it only had 8 plates, bowls etc. the dishwasher had to be run daily. Two drink glasses had chips in them and 2 coffee cup (of 8) had broken down the side and looked like it was glued together. Nit picky, maybe but I expected more from a place like this. I do cook on our winter getaway. We have rented a few Condos and I feel the kitchen could have been stocked better. Overall it was a good place to stay. Views fantastic, facilities good. We had trouble with 1 of the bathroom showers and they quickly came in to fix it. The "call'" desk was on top of it. The condo needs updates but we were comfortable. Would I rent it again? Yes, just for the view!

Loved the layout of the condo, comfortably slept 8 guests. Great spot for beach access and close to restaurants and the pier. We have stayed in Beach Colony condos before in different units. This one was clean enough, but I did notice some things that needed taken care of, i.e., dusty bathroom vents, dirt build up by the walls with light switches etc. The construction on the balcony wasn’t ideal but we understand these things have to be taken care of. We didn’t spend a ton of time in the room anyway because the weather was perfect! Overall we had a great week and would recommend this spot for a large family or group wanting a quiet relaxing beach vaxation!

Two of the bathrooms showers had to be replaced no hot water or tv in the third bedroom other than very nice and clean condo.
